Recently, the reporter learned from a number of real estate agencies in Shanghai Jinshan that the housing rental market has ushered in a booming supply and demand situation, and migrant workers have become the main force in renting housing.

Mr. Zhang is from Anhui, and he has been working in Jinshan District, Shanghai for more than a year. The residential area he rented before was located in a remote location, so after the festival, Mr. Zhang entrusted an intermediary agency to find a suitable house.

Considering that his girlfriend works in Jinshan Hospital, Mr. Zhang said frankly that he wanted to find a community close to the hospital and with complete supporting facilities.

  Two people rent a two-bedroom and one living room together, because the staff dormitory in the hospital is too crowded, I want to rent near Wanda, it is more convenient to eat or go shopping, there is a refrigerator, and then there is an air conditioner, TV, it doesn’t matter, because I don’t watch TV , and then it is best to have two large wardrobes, because girls have more clothes.

  [Explanation] During the interview, the reporter learned that not only is there a strong demand for renting houses during this period, but there are also many people who want to rent out.

Manager Liu, the real estate agency in charge of the business district around Mengshan Middle School, told reporters that recently, many owners have taken the initiative to come to their homes to rent houses. At present, there are sufficient rental houses in the store, which can meet the needs of different tenants.

  We currently have more than 300 houses for rent, but less than 400 houses. Half of the houses have been viewed by appointment. The number of orders has also picked up compared to years ago. Now an agent has an average (transaction) of 2 per week. - About 3 orders, about 1 order a year ago.

It is reported that the current price of ordinary one-bedroom and two-bedroom houses is basically the same as that of a year ago, and the rent price is relatively stable.

  One bedroom and one living room in the new urban area are around 2,500-3,000 yuan (RMB, the same below), and two bedrooms are basically around 3,500 yuan. The price in the old urban area is slightly cheaper. One bedroom and one living room are 1,500-2,000 yuan, and two bedrooms are 2,000-2,500 yuan , the normal demand starts at the Lantern Festival, basically until March. This period is the peak season for rental demand. If the supply and demand cannot be balanced during this period, the demand is high and the supply is low, there may be a slight drop in housing prices. The rise is basically around 100-200 yuan (the increase).
