  Data show that due to the Spring Festival holiday, Guangzhou's residential rental market demand showed a trend of first low and then high in February, with the total transaction volume falling slightly by 4.25% month-on-month.

With the end of the Spring Festival holiday, migrant workers have returned to the city one after another, and some fresh graduates have entered the job market, which has quickly activated the city's residential rental market, driving rents to increase by 0.65% month-on-month to 54.57 yuan (RMB, the same below)/square meter/ moon.

Most of the houses sold were two- to three-bedroom apartments, accounting for more than 70% of the total.

  The association analyzed that the Spring Festival period is the traditional off-season for the residential rental market. A large number of people coming to Guangzhou returned home, resulting in a significant decline in market transaction volume. However, starting from February 18, office workers and new job seekers began to return to Guangzhou, and the residential rental market Quickly "break the ice" and enter the peak rental season mode. Data shows that the transaction volume from February 18 to 25 accounted for more than 60% of February's transaction volume.

  Judging from the supply of housing, owners’ enthusiasm for renting will also be greatly increased after the year.

According to agency data, as of February 23, the number of rental housing listings in Guangzhou was 107,439, with a net increase of 5,871 units within two weeks.

Among the administrative districts, the top three with the largest increases were Liwan District, Baiyun District and Tianhe District.

  The association believes that the rental market is expected to continue to be strong in the next month with the surge in demand for rents and rental exchanges, ushering in the rental "Little Indian Spring".
