Officials in the malls promote the theory of “tenant, if he is not a winner, he should leave the mall and close his shop.” In this sense, they allow themselves to transcend all norms in order to achieve the highest possible benefit from this tenant, exaggerating rents, raising them whenever they want and at any rate they want. Against them various kinds of pressure to force them to pay other sums directly or indirectly!

Certainly their theory is a bit of a right, but they promote it to justify their wrong practices, it is the right of every investor, trader or shop owner to win, and the right to promote, market and strive to increase its profit, and the state with its various wings and economic and promotional institutions work day and night to attract these investors and attract them, It seeks to attract famous brands and bring foreign capital to move the economic cycle, so these malls have no right to contribute to the faltering of these investors and their loss by practices not seen before the world!

Profit is a legitimate right for every store owner, but the owners of the malls do not have the right to exploit this and the investors share their livelihoods and profits. There is no income for the owners of the malls mainly by the profit of the shop owners, because they charge a large amount for renting the space. It is not logical to apply the principle of force and get money out of this power.

Do the owners of the malls imagine that the government will reciprocate them? In addition to paying electricity bills to the mall, for example, the government asks them a percentage of the annual profit, and a percentage of the profit for the roads and traffic at each mall, or a percentage of profit when renewing licenses in addition to the amounts paid, what can happen? Won't they complain? Will they accept a response of the type "If you don't win, close your malls!"

What is happening in the nature of the relationship between tenants and tenants in the malls is strange, has nothing to do with the laws and regulations in the UAE, and never fit with the government economic thought in the country, which has turned the UAE into one of the most developed countries and attracting investors, and one of the best countries The world is providing services and facilities, what is happening inside the malls is exactly the opposite of the state's efforts.

"The law is the law of the contractors", and government agencies do not interfere with the existence of a contract between two parties, this is another response we hear constantly, which is valid legal and unquestionable, but when the contract is imposed by a strong party on a less powerful party, and drafted all its clauses unilaterally As the government intervened in the development of unified contracts governing the relationship between tenants and tenants in housing units, after noting the existence of unhealthy practices, it is necessary to intervene also to develop unified contracts governing the relationship between tenants and tenants in commercial malls!
