Despite alternatives for affordable housing, the private rental stock accommodates the majority of students looking for accommodation for the school year.

But in this area too, things are moving.

In parallel with traditional rentals, the legislation has in fact designed a short-term contract aimed at facilitating the procedures for young people.

The third way

When it comes to choosing the place in which you can rest and revise your lessons, renting an empty accommodation and a furnished studio are the preferred choices.

In the first case, the lease will be signed for a renewable period of three years, knowing that you will have to respect a three-month notice to leave before the end (outside the tight zone).

More practical and less expensive since it does not require you to buy furniture, furnished accommodation is more suitable for students, who undertake here for a rental period reduced to one year, or even nine months, and benefit from a notice period of departure limited to one month.

The Élan law of 23 November 2018 wanted to add a third scenario to the equation, by proposing an even shorter commitment in time.

This is the object of the mobility lease.

This contract allows a private landlord to rent furnished accommodation for a period strictly between one and ten months, without any possibility of renewal.

If the tenant wishes to remain in the premises once the term has been reached, he will have to sign a standard furnished lease to continue the rental.

On the other hand, he can always leave before the fixed deadline by respecting a period of notice of one month.

The rental period can be modified once, per amendment, subject to not exceeding ten months in total.

Designed for precarious young people and students, the mobility lease limits costs and duration of engagement.

A specific audience

The mobility lease is limited to a specific population.

When it takes effect, the future tenant must be able to justify professional training, an apprenticeship contract, an internship or the pursuit of higher education.

Also accepted are people on voluntary engagement as part of civic service, on a professional transfer or on temporary assignment.

In other words, it is a question of targeting all those who are not sure of staying there for a long time.

Like a classic furnished apartment, the accommodation must be fully equipped and meet the usual criteria of decency imposed by law.

Likewise, the rent is freely set by the lessor, except in tight areas where it is subject to the INSEE rent benchmark index (IRL).

In all cases, no revision of the tariff can take place during the lease, while the flat-rate charges can neither be regularized nor supplemented.

No security deposit

The mobility lease especially appeals to precarious students and young people with its advantageous financial conditions.

In the first place, the solidarity clause, usually imposed in the event of joint tenancy, is in fact prohibited, which means that the landlord cannot claim from you the share of a roommate who has gone to the wooden bell.

Moreover, this specific contract prohibits any security deposit.

Good news when you know that you have to pay the equivalent of a month's rent for an empty apartment and up to two months for a traditional furnished apartment.

If this substantial saving is something to cheer up future occupants, this will not necessarily reassure owners ...
