Apartments have different prices and different taxes depending on the number of floors. However, even if the selling price of a shopping mall varies several times, the property tax is almost the same in many cases.



Reporter Jung Da-eun covered the reasons why expensive first-floor shopping malls and less expensive underground shopping malls have similar taxes.

is a commercial building in Nonhyeon-dong, Seoul.



The sale price per square meter of the first basement floor is 9.36 million won, while the first floor shopping mall is 48.21 million won.



The price difference is more than 5 times, but the commercial property tax is only 520 won per square meter.



In a commercial building in Bangbae-dong, Seoul, the sale price of the first floor is more than five times higher than that of the basement, but the property tax is higher on the basement floor.



Under the current law, unlike apartments, where the Ministry of Land, Infrastructure and Transport calculates the official land price individually by combining land and buildings, for non-residential buildings such as commercial buildings and officetels, the official land price is set for only the first floor and applied to all floors and units.



In the case of property tax based on the official land price, commercial and officetels are actually determined only by the size of the same building.



There is bound to be criticism that it does not reflect the actual value of the building, such as the utility of each floor and the level of rent.



In addition, for non-residential buildings, the Ministry of Public Administration and Security establishes the standard amount of building market price and reflects it in the property tax.
