Goods that consume too much energy can no longer be rented out.

Professionals in the sector already fear that this new law will have serious economic consequences on the market.

Since January 1, the most energy-intensive properties can no longer be put back on the rental market.

In total, some 700,000 homes are affected by this change in legislation.

The ax is the DPE, the energy performance diagnosis, which determines the classification of the property.

In 2022, the real estate market experienced a shift.

After the summer, the number of transactions and the price per square meter fell.

For Charles Marinakis, president of Century 21 France, the increase in credit rates has obviously played a role, but so has the growing importance of energy performance diagnostics.

However, according to him, the means are lacking.

"The diagnosticians are not able to do it, they don't all have the right certifications and if you have work to do, you no longer find the craftsmen to do it," he explains.

"So even if we would like to apply the texts and do it, we are lacking the means. We are not in working order to respect the texts."
