While the government is debating whether or not to introduce a rent moratorium in the coronavirus economic package, moratoriums are up to the owners. They decide whether or not to grant some form of relief measure to tenants who may be affected by the impact of the pandemic on their bills. In recent days, there have been more cases of landlords and tenants negotiating alternative options at a particular level, ranging from reducing rent to deferring payments.

And there is no distinction. Moratoriums are granted from individuals with a rental home or premises , to large holders and specialized companies in the sector. The last initiative that has been known in this regard is that of Secure Rental , which has created a specific program for these months that includes the remission, postponement or reduction of rents for tenants.

The project, called Covid-19 Secure Rental Assistance Program , arises from the "hundreds of owners" who have contacted the company showing their willingness to collaborate, as confirmed by the company. "We are channeling this wave of solidarity through the program. Society is aware that now more than ever we must be responsible and supportive," says Antonio Carroza, CEO of Alquiler Seguro.

Freelancers and tenants affected by ERTEs will be the main beneficiaries of the program, whose requests are already being processed. "The designated team for the program is already contacting each of the applicants to analyze case by case, request the necessary information and, above all, ensure that the most sensitive cases and the most serious problems are not left without solution, "adds Carroza.

The "chain of solidarity" to which Pedro Sánchez appealed during the presentation of the crash plan seems to have been activated in our country and the networks are beginning to fill with examples.

The Madrid bookstore 'La buena vida' explained in its Twitter account that the landlord of the place where he locates his business, at number five on Vergara street in the capital, will forgive him half the rent they pay during the next two months . "In addition to saving, it is an example that I hope will help more colleagues and society. Cheer up," they say in their message.

Jesús Trueba, its owner, explains to EL MUNDO that it has been an initiative of the landlady, who has called them to communicate the intention. They have been tenants for six years and he appreciates the measure with some relief. "No one can be placed outside the situation we are experiencing," he says on the other end of the phone.

With his message on Twitter, Jesus hopes that other owners, of premises and houses, will be encouraged to imitate the example. He knows that among his friends, quite a few owners have already promoted moratoriums in this regard.

From Arrenta , an insurance brokerage firm specializing in real estate insurance, mainly in non-payment rental insurance, have launched a leasing aid bag from the private initiative initially endowed with 10,000 euros of own funds , to pay 50 monthly payments to rent or help for two months to 25 families affected by their income from the coronavirus, although they expect "the collaboration of landlords, more companies and real estate professionals to increase the amount to 250,000 euros before April 5 and help 500 families", as the company explains.

These initiatives are in addition to others that became known yesterday, as a result of complaints about the absence of a moratorium on rent similar to that established by the Government for mortgages during the time the coronavirus crisis is spreading.

Lazora , one of the largest residential rental companies in Spain, decided on Thursday also to establish a moratorium for those families whose situation is deteriorating. The company has some 7,000 clients and the program consists of applying special conditions for deferring the payment of rents during the period of alarm and the subsequent fractionation, for a year, of unpaid rents. The criteria for accessing this program are based on those established by the Government for the moratorium on mortgage payments.

Along these lines, the Madrid City Council has also announced that it will not collect rent receipts from tenants of buildings of the Madrid Municipal Housing and Land Company (EMVS) or order evictions while the coronavirus crisis lasts.

And from the business field, solutions of this type are also being used. One of the first has been Euroinversiones , the Valencian company that owns real estate for its lease and the Barriobar franchise, has also announced that it will not charge the rent of the premises to its tenants and franchisees for the duration of the state of alarm decreed by the Government of Spain.

Euroinversiones has, among tenants of hospitality establishments and franchisees under the BarrioBar banner, about a hundred establishments in the city of Valencia and other municipalities in the province.
