"It's about stitching together housing with offices and services. This will be absolutely most important, partly to reduce vacancies, but also to make the area more attractive to be in," says Niclas Höglund, Head of Research at JLL.

There has been a high vacancy in Kista for a long time and even though the number has decreased, it remains high. One of the reasons for this is that several companies are attracted to move into the city. But according to JLL, they believe that a lot is about planning processes and that it is far too slow to get them completed in Sweden.

– We have major challenges with plot rights, so property owners cannot freely dispose of the land where they have the property. You need to review these parts and provide support, and it takes time to make these changes," says Niclas Höglund, Head of Analysis at JLL.

"Dare to invest"

In a few years, he believes the situation will look different. In the area, there are plans to convert empty offices into housing and other investments.

"We need help from both politicians and entrepreneurs to dare to invest and believe in the area. It is important that we get started with our projects otherwise we will have such high vacancies for a long time and it is not good for anyone, says Niclas Höglund.
