For their part, two managers at real estate management companies said that negligence in maintenance operations is an individual behavior and not a general case, and that it is not intentional, stressing that its increase is due to the behavior of the tenants themselves, as well as the lack of knowledge of some of the terms of the contract, in addition to the fact that many owners contract With outside maintenance companies, which in turn delays in responding to complaints.

Plumbing connections

In detail, the tenant, Yassin Al-Nouri, said that he asked the building manager to renew plumbing connections in the kitchen, due to the wear and tear of the parts and not changed them for a long time, but he delayed the response, due to the consequences of "Corona" and the absence of workers, until the waiting period reached more than A month, which prompted me to fix it.

The tenant, Mahmoud Abdulaziz, added that he complained to the owner of the existence of a large worn out of the sewage group in the housing unit, but the owner continued to procrastinate in repairing it until he forced me to repair it, and this matter was repeated more than once, calling for the necessity of setting rules to address these problems in the future by a committee Rents in the emirate.

The tenant, Ahmed Al-Mallouki, stressed that he suffers from the decline in maintenance services in the building in which he resides, and to stall the real estate company responsible for the building in implementing those services, asking real estate managers to respond to the demands of the tenants to preserve the quality of services in the buildings.

The tenant, (M.N.), who preferred not to be named, said that the lease includes a clause stating that maintenance is the responsibility of the owner, and despite that, the real estate company is slowly responding to maintenance requests, forcing me to seek the services of external companies, indicating that the company’s procrastination In it, the tenants' charge of maintenance costs is a violation of the terms of the lease contracts. On the other hand, Fouad Jassem, the director of "Manarat Al-Shati" Real Estate Company, said that "many tenants are not obligated to maintain their housing units, which accelerates the deterioration of many things and services." He pointed out that some tenants believe that anything that is damaged is responsible for repairing it. The owner or his representative, and this is a mistaken belief, as the matter is a partnership between the two parties, according to the terms agreed upon. He added: «The building manager is asked by the owner about the bills for the building, which seemed simple to the tenant, but it costs a lot of money considering the total number of units in the building, which is not accepted by any owner, but that does not mean not to repair damaged units or Dilapidated, but this is done at intervals, in addition to the large maintenance operations that the owner is committed to and executes ».

And about the delay of some real estate managers in responding to the complaints of tenants, Jassim attributed this to the crowding of the maintenance schedule in some cases, such as maintenance of air conditioning in the summer months, in addition to the delay being from the maintenance companies contracted with the owner or the building manager.
