• Often pointed out for its growing insecurity, La Guillotière is also a young, dynamic district, offering a rich offer of outings.

  • Buyers between the ages of 30 and 40 favor this well-located and well-served district, where the quality of life seems to be improving.

A “no go zone”, the Guillotière?

Not for everybody.

Since the increase in insecurity observed since the start of the health crisis, its media coverage and the arrival of a special brigade this winter, this district of Lyon has had a bad reputation.

At the same time, real estate in Lyon was soaring, with significant price differences depending on the arrondissement: from the most expensive, the 2nd, with 7,395 euros/m2, to the least expensive, the 9th, with 4,311 euros/m2 (Fnaim figures stopped in November 2021).

The heart of the city center is the most in demand, where the Guillotière is located.

“Here, the prices are not sold off.

Isabelle Olier, sector specialist at Neyret Immobilier (Lyon 7), is categorical: the reputation of the district does not scare off buyers.

"I have many customers who, despite the incidents at La Guillotière, want to buy here, because they see beyond the security issues," she says.

“It's always the same style of buyers: people aged 25-35, with a high level of education, very epicureans, who like to go out in groups.

These customers like “the proximity to the quays, Bellecour, the cafes and restaurants of rue de Marseille”, a growing gentrification which has contributed to making the sector “trendy”.

More surprisingly, the value of properties in places more prone to insecurity has held up: “I sold an apartment overlooking Place Mazagran 6 months ago,” recalls Isabelle Olier.

“I told myself that it might take me longer to sell this one, and not at all… It was an 80 m2 T3, bought for 430,000 euros by a lawyer in her thirties. .

I might have sold it for a little more 3 years ago, at 445,000 or 450,000, but I sold it at its fair price today.

It must be said that before the confinement, the prices were very high at the Guillotière, in particular rue de Marseille, where the tram passes.

“I sold a 3-bedroom apartment with a 72 m2 balcony there for 430,000 euros,” recalls Isabelle Olier.

“But I wouldn't have sold it for more a few years ago.

At present, we have a clear stabilization of prices, while demand is just as strong.

Rates that vary within 500 meters

Alizée Trollion, real estate adviser at Orpi Saxe Gambetta, confirms a brief drop in prices during confinement, before a rise: "It's true that some residents left because of insecurity, and suddenly prices fell - let's say that they went from 5,000 euros/m2 to 4,800”, she notes.

“Prices are going up now because the neighborhood is quieter, cleaner, since the new security put in place.

In our main sector, towards Place du Pont and the Rhône, you can reach 5,500-5,600 euros/m2, it all depends on the apartment.

“And the sector inside the Guillotière itself: according to figures from Orpi, the price is 5,100 euros / m2 on the Gabriel Péri side, against 6,000 euros / m2 on the Prefecture side, barely 500 meters further.

The adviser observes the same profile of buyers as Isabelle Olier: “T3 remains the most requested surface, especially with a balcony since last year.

We are also asked for Haussmann, with high ceilings, ”she explains.

“The average age in this area is 30-40, people who already love the neighborhood, who appreciate the proximity to the metro and tram.

They are rather young couples with a child, but they are not first-time buyers.

Alizée Trollion notes, however, that “those who invest do not necessarily choose La Guillotière, which still seems too uncertain to them, when there are interesting things and it will increase in value.

Take the 7th arrondissement as a whole: it was not very developed, and it has recently experienced considerable growth”.
