If it is necessary to rent a house for reasons such as schooling, children’s schooling, etc., it shall be implemented in accordance with the relevant regulations of the state and Beijing on the management of housing leasing and the management of housing with shared property rights.

  The "Notice" mentioned that the leasing activities of co-ownership housing are uniformly handled through the network service platform (hereinafter referred to as the "service platform") established by the municipal holding agency.

The service platform is connected to the municipal housing rental management service platform, the housing big data platform, and the Anju Beijing housing security management information system.

  In addition, the housing lease contract is signed by both the buyer and the lessee.

The lease term in principle does not exceed three years

The co-ownership housing agency entrusts a real estate appraisal agency to evaluate the market rental price in the area where the project is located, and regularly publishes the lease transaction information of the co-ownership housing project to guide the society to form stable expectations.

  In terms of fixed rental income, the "Notice" clarifies that the co-ownership housing agency, together with the housing and urban-rural development committee (Housing Administration Bureau) at the same level, shall comprehensively determine the rental price in the regional market and the proportion of the government's share of the property rights of the co-ownership housing in accordance with the principle of "low". Each project and each type of government property rights share rent fixed income.

  The fixed rent income is dynamically adjusted. If a new (continued) housing lease contract is signed, the holding agency will collect the fixed rent income according to the new standard.

If the term of the housing lease contract exceeds three years, the holding institution may adjust the fixed rental income every three years.

  If the housing rental price proposed by the buyer of the shared property housing is lower than the market rent standard determined by the agency holding agency, the agency agency can give priority to renting the house and pay the buyer the rental income according to the rental price proposed by the buyer and the proportion of the property rights held.

If the purchaser of a house with common property rights and his family members rent out the house with common property rights without the consent of the holding agency or owe the rental income of the government’s share of property rights, they shall be liable for breach of contract in accordance with the agreement on the purchase of the house with common property rights
