The pandemic has caused significant damage not only to the restaurant and show business, depriving the spoiled Moscow public of their usual pastime, but also to much more serious sectors of the economy and urban economy. First of all, construction. And this happened primarily due to the fact that the capital construction companies have lost an uninterrupted source of inexpensive and unpretentious labor. Namely, labor migrants from neighboring countries. Many of them were forced to leave because of the tense epidemiological situation, and there is practically no way to return back. The labor shortage at construction sites in Moscow today is almost 40%.All this forces the city authorities to look for new approaches in the organization of labor and construction technologies.

Moscow Mayor Sergei Sobyanin, while inspecting a newly built apartment building, raised the issue of attracting more skilled workers to build houses, primarily as part of the housing renovation program. And this is logical. Since Moscow has the opportunity to replace the dilapidated low-rise housing stock, the so-called Khrushchev buildings, which were often built in a hurry, in pursuit of the number of meters in 1957-1968, with 5,000 new modern houses, then the quality of these structures must be appropriate. Therefore, the level of builders is required to match. One cannot do without specialists in the field of new technologies. And it is necessary to take not the quantity of cheap labor from among the migrants, but the quality of the craftsmen. Which was pointed out by Sergei Sobyanin.

The tale is easy to tell, but it is not easy to do it. Not all construction companies are ready for a quick paradigm shift. The inertia, developed over the years and even decades, does not allow the prompt introduction of new expensive equipment to replace massive manual labor. Yes, and it is expensive. Builders are not used to working for the future. And the majority have limited opportunities. How is this happening now? The developer has money. Own, budget or borrowed - it does not matter. They need to be mastered as soon as possible, build an object, rent it out and sell apartments, covering their expenses and getting the maximum profit possible. And new technology means unforeseen big expenses. Including skilled workers. So, in pursuit of profit, it is most logical to increase the cost of housing. It's good if the city takes on the lion's share of the funding.And if not?

According to Inkom-Nedvizhimost, the price for 1 sq. M. m in new buildings in New Moscow increased by 24% over the past year. The average cost of a "square" is 189 thousand rubles. An average one-room apartment will cost the buyer 7.2 million rubles. In addition to construction delays due to labor shortages, the demand for the concessional mortgage program also influenced prices.

Meanwhile, these new technologies are developing more and more rapidly every year. Already today, an apparatus is widely used, with the help of a pump or even a pumping station, feeding up from the site to any floor a semi-dry mixture, from which the walls are then laid. Whole mobile compact factories for the production of modules of the future house have appeared, temporarily, but very quickly being erected on construction sites. The construction of such modules is folded right before our eyes, as if from cubes. All kinds of sizes and configurations. With ready-made communications. At the request of the customer, all this can be immediately completed with any furniture. If we compare the main indicators of an ordinary monolithic house and a house built from modules, then the latter, according to all data, is three times more economical, built as many times faster, reliable and cheaper by about 25%.Specialists and once again specialists are needed to maintain such universal modern mechanisms. Specialists are one-piece and well-paid. Where can I get them?

Of course, Moscow has in this sense an undeniable advantage over the outback.

Sergei Sobyanin made it clear that Russians from all over the country should come to replace the migrants.

He stressed that all the necessary conditions must be created for them, starting with an increase in wages.

The renovation program, legislatively adopted in 2017, allowed the capital, in addition to all, to attract additional investments in the construction and related industries.

Therefore, the mayor had every reason to demand more labor productivity from the builders, and promised to help in every possible way.

He clarified that he proposes to reduce the number of personnel by carrying out some of the finishing and engineering work not at the construction site, but at the factory site.

“I know you need a site.

We will select a site for you, let's build factories, ”said the mayor of Moscow.
