The pain points of “difficulty in establishing the property committee”, disputes about the “right to know” of the owners, the low “participation rate” of community voting... How to better solve these contradictions between the property community and the majority of owners?

A small program for smart property that allows owners to easily realize the "right to stay at home" and share the rights of "right to know, vote, and supervise" was unveiled at the 2021 China International Smart Industry Expo and attracted widespread attention.

On August 26, the reporter visited several communities and learned that since the implementation of the "Civil Code", the clause that more than two-thirds of the owners must participate in the joint decisions of the owners has become a hot topic among the residents of these communities.

The director of a community property committee told reporters that their community is a large residential community with more than 3,000 households with 10,000 people. In the past, when the owners' meeting was held, a large number of volunteers were needed to set up stalls and sweep buildings together with the staff of the neighborhood community. , Phone SMS voting and other tasks, it takes about two months, the workload is particularly heavy.

This year they used the "e-voting" system for this small program, which was approved by the relevant authorities.

At present, it has attracted the participation of 1,500 owners in a relatively short period of time, which has truly achieved high efficiency.

The reporter learned in one of the communities that this small program shortened the time of the property conference, which originally took two months, to 30 days. The participation rate of owners reached 92.23%, and the highest candidate pass rate reached 97.78%.

The relevant person in charge of the mini program platform Chen Huaijun said that the objective status quo of the property community "difficult to launch, vote, and pass" in the real estate community is precisely the original intention of the platform to "empower" the governance problems of the real estate community through smart technology, aiming to better Increase the voting participation rate of owners in a timely manner, and help the people's livelihood appeals of "difficulty in establishing property committees, electronic voting by owners, and disclosure of accounts" in the decision-making of grassroots community owners.
