  According to data released by the Zhuge Housing Data Research Center on the 15th, during the Dragon Boat Festival in 2021, 7,868 new houses were sold in 20 key cities in China, a decrease of 57.1% compared with the same period last year.

  According to Wang Xiaoqian, an analyst at the Zhuge Housing Data Research Center, there are three main reasons for the weakening of China's property market during the Dragon Boat Festival holiday.

  First, due to the continued tightening of policies, transaction activity in key cities has declined; second, the Dragon Boat Festival holiday is short, and developers have less incentives for real estate; third, last year’s Dragon Boat Festival, the property market was in a post-epidemic rebound stage, and the market was highly active , The transaction volume reached a small peak. Compared with last year's Dragon Boat Festival holiday, the property market in this year's Dragon Boat Festival is not good enough.

  From the perspective of single-day transactions, the average daily transaction of new houses in the 20 key cities during the Dragon Boat Festival holiday was 2,523, which was an increase of 13.7% compared with the average daily transaction during the "May 1st" holiday.

  Among the 20 cities, the average daily new house transaction volume during the Dragon Boat Festival holiday in Nanning, Fuzhou, Guangzhou, Beijing and other cities was significantly higher than that during the May 1st holiday, with an increase of over 100%.

  The performance of the second-hand housing market is basically similar to that of the new housing market, and the market transaction enthusiasm is flat.

According to the monitoring data of Zhuge Housing Search Data Research Center, a total of 873 units were sold during the Dragon Boat Festival holiday in the five key cities, a decrease of 13.65% compared with the Dragon Boat Festival holiday last year.

  The statistics released by Centaline Real Estate Research Center reflect the same trend.

According to a report released by the agency, during the Dragon Boat Festival holiday, the property market in various regions was not very hot, and most key cities have cooled under the influence of regulation. Although there has been no obvious price reduction, the transaction volume has shown a slight decline.

  Zhang Dawei, chief analyst of Centaline Real Estate, said that due to the special reasons of the epidemic, the property market in the first half of 2020 is at a trough.

In the first half of 2021, the transaction volume in some hot cities doubled year-on-year, and the rise in housing prices also accelerated significantly.

However, the recent property market control policies, especially the tightening of operating loans, have shown their effects, and transactions have cooled off during the Dragon Boat Festival holiday.

  According to the agency's statistics, from January to May, the property market-related policies were issued 234 times in various regions. On average, more than one property market-related policies were promulgated every day.

Among them, rectification of intermediary chaos, strict inspection of business loans, and cooling of school district housing have become the main measures.
