Wang Zhonghua, a statistician at the Urban Department of the National Bureau of Statistics, explained that in January 2024, among the 70 large and medium-sized cities, the number of cities with a month-on-month decline in commercial housing sales prices decreased, the month-on-month decline in commercial housing sales prices overall narrowed, and the overall year-on-year decline continued.

1. The overall month-on-month decline in commercial residential sales prices narrowed

  In January, the sales price of newly built commercial housing in first-tier cities fell by 0.3% month-on-month, and the decline narrowed by 0.1 percentage points from the previous month.

Among them, Beijing, Guangzhou and Shenzhen decreased by 0.1%, 0.8% and 0.7% respectively, while Shanghai increased by 0.4%.

The sales price of newly built commercial residential buildings in second-tier cities fell by 0.4% month-on-month, the same rate of decline as last month.

The sales price of newly built commercial residential buildings in third-tier cities fell by 0.4% month-on-month, and the decline narrowed by 0.1 percentage points from the previous month.

  In January, the sales price of second-hand housing in first-tier cities fell by 1.0% month-on-month, and the decline narrowed 0.1 percentage points from the previous month. Among them, Beijing, Shanghai, Guangzhou and Shenzhen dropped by 0.7%, 0.8%, 1.2% and 1.6% respectively.

The sales price of second-hand housing in second- and third-tier cities fell by 0.6% and 0.7% respectively month-on-month, and the decline rate narrowed by 0.2 and 0.1 percentage points respectively from the previous month.

  In January, among 70 large and medium-sized cities, the sales prices of new commercial housing and second-hand housing fell in 56 and 68 cities respectively, a decrease of 6 and 2 respectively from the previous month.

2. The overall sales price of commercial residential buildings continued to decline year-on-year.

  In January, the sales price of newly built commercial housing in first-tier cities fell by 0.5% year-on-year, a decline that expanded by 0.4 percentage points from the previous month.

Among them, Beijing and Shanghai increased by 1.3% and 4.2% respectively, while Guangzhou and Shenzhen decreased by 3.6% and 4.1% respectively.

The sales price of newly built commercial housing in second-tier cities turned from a 0.1% increase in the previous month to a decrease of 0.4% year-on-year.

The sales price of newly built commercial housing in third-tier cities fell by 2.1% year-on-year, and the decline expanded by 0.3 percentage points from the previous month.

  In January, the sales price of second-hand housing in first-tier cities fell by 4.9% year-on-year, and the decline expanded by 1.4 percentage points from the previous month. Among them, Beijing, Shanghai, Guangzhou and Shenzhen dropped by 3.7%, 4.5%, 6.1% and 5.2% respectively.

The sales price of second-hand housing in second- and third-tier cities fell by 4.4% and 4.5% respectively year-on-year, and the decline expanded by 0.4 and 0.3 percentage points respectively from the previous month.

  In January, among 70 large and medium-sized cities, the sales prices of newly built commercial housing and second-hand housing fell year-on-year in 53 and 70 cities respectively, an increase of 5 and 1 respectively from the previous month.
