In the midst of this, reconstruction businesses throughout Seoul are also noisy.

Conflicts exist between the construction company and the union due to the greatly increased construction cost, and in some places, work has been suspended for several months.

Reporter Nam Jung-min covered the story.

is a reconstruction complex in Mapo-gu, Seoul.

Construction was scheduled to begin in June of last year, but only vacant land remains for over seven months.

The first shovel could not be opened because of the construction cost conflict between the construction company and the union.

[Mapo-gu Certified Real Estate Agent: It's been over a year since it was demolished.

From the perspective of the site (even in the first half of this year), I wonder if it would be difficult.]

The same is true for a reconstruction complex in Seocho-gu, Seoul.

The construction company and the union have been fighting for three months over a 50% increase in construction costs.

An agreement was reached on some increases, including design changes, but the construction period was extended by eight months.

This reconstruction complex with 3,000 households is scheduled to be moved in in August, but concerns about the increase in construction costs of 156 billion won are rising among the residents.

[Prospective move-in: If you want to subtract the jeonse according to the contract period, you cannot find a house, and you can go somewhere in your family and live on top of it...

Conflicts over construction costs continue to arise in many places because raw material prices, labor costs, and financial costs have soared compared to the time of the contract.

The construction cost index, which indicates the level of direct construction costs, was 148.70 in November last year, up 24% from two years ago and more than 30% from four years ago.

As the construction cost rises, the members' share and the general sale price also increase.

[Kim Hyo-seon/NH Nonghyup Bank, Senior Real Estate Expert: Businesses must be good to proceed quickly without conflict, but not only construction costs but also financial costs rise, so I think most complexes with a little speed are bound to have conflicts.]

Conflicts surrounding the increase in construction costs While it is expected to continue for the time being, if the construction is delayed or suspended due to a decline in business feasibility, there are concerns not only about damage to residents but also to disruptions in housing supply in the long term.
