There are already legal provisions to disqualify malicious rental operators from receiving tax benefits.



After the end of 2020, the head of the local government can disqualify the rental business if damage occurs, such as not returning the deposit.



However, after checking, there are only 3 rental operators who have been disqualified so far.



These were not villa kings at all, but people with 1-3 houses.



This is because the conditions or procedures for canceling the rental business do not match reality. In the case where the deposit is not returned even though a court decision has been finalized or mediation by the Lease Dispute Mediation Committee has been established, and even this, the local government needs to bring the judgment directly to the tenant to start reviewing the structure. is.

There is not a single case where the qualification was canceled even after accepting the mediation proposal of the Lease Dispute Mediation Committee.



If the landlord refuses to mediate, that's it.

Our coverage team independently obtained and analyzed the list of 600 landlords who were reported to the Housing City Guarantee Corporation for not returning the deposit.

The amount of the deposit that was not given to the tenant was also written there, and there were 14 landlords whose money exceeded 10 billion won.

This is the list of landlords of housing and city guarantee corporation Hug's charter guarantee accident secured by SBS.



A total of 669 landlords had at least two, and as many as 300, guarantee accidents.



Among them, as of June of last year, the malicious lessor who had the most accidents was Mr. Lee in his 60s.



The number of guarantee accidents was 286, and the accident amount was KRW 58 billion.



A total of 14 landlords, including Mr. Lee, made guarantee accidents worth more than 10 billion won.



If the accident amount is lowered to more than 1 billion, the number of people increases to 121 people.



The guarantee accident amount of the 'one billion list' lessor accounts for more than 70% of the total.



There was hardly any return.



Most of the amount of the guarantee accident is reimbursed by Hug first, and then the landlord is charged with the right to indemnity. As the amount of the accident increases, the recovery rate drops sharply, and in the case of the landlord who had an accident of 'more than 10 billion won', only 7.8% was returned.



The areas where these malicious renters were mainly active were concentrated in the metropolitan area centered on Seoul, Gyeonggi, and Incheon.

As we cover the victims of charter fraud, we always hear that there is almost no information about the lessor, this is too problematic, and there have been many such issues. I think it can be of great help.

Therefore, there are currently dozens of related bills that have been discarded due to the expiration of their term or are dormant in the standing committee, and now it seems that the National Assembly should be more active in eradicating charter fraud
