A day laborer who owns 283 villas, started in Hwagok-dong

Kang Mo, a man in his 40s, was recently arrested and indicted on charges of not returning the deposit after buying 283 new villas (fraud).

Since 2015, Mr. Kang has mainly bought villas in Hwagok-dong, Gangseo-gu, Seoul, and has been called 'Hwagok-dong Villa King'.

Until 2018, he bought hundreds of villas over three years, which is also classified as a 'first-generation charter fraud'.

At the time, Mr. Kang's job was a 'day laborer'.

How did a day laborer buy 283 villas in an instant?



Mr. Kang did not commit the crime alone.

The accomplice is Mr. Jo, a licensed real estate agent who ran 'Hope Real Estate' in Hwagok-dong.

The start of the crime was in the spring of 2015, also in Hwagok-dong.

According to the arraignment of Mr. Kang obtained by SBS, Mr. Cho approached Mr. Kang, who said, 'I want to run a real estate rental business, but I do not have enough money to purchase real estate.'

Then he recommends 'non-capital gap speculation'.

He said, "You can own a lot of real estate without capital."

Mr. Cho was aiming for a new villa with the same selling price and charter price.

They were mainly located in Gangseo-gu and Yangcheon-gu.

The sales price and the jeonse price were the same, so the landlord did not have to spend his own money.

Mr. Cho, who ran the real estate, was in charge of finding a tenant.

All deposits paid by tenants were used for the purchase of the villa.

Mr. Kang bought the villa without a penny of his own money through the 'non-capital gap speculation' technique.

He was behind King Villa, the boss of the pants.

In this way, Kang bought 283 villas.

There are hundreds of victims.

Among them, there are those who received a phone call while taking wedding photos with the bride-to-be, and those who heard about fraud while pregnant with their first child.



In common, the victims that SBS met did not remember the landlord Mr. Kang well.

I remember seeing him for the first time on the day of the contract, and he didn't say a word.

Instead, it is said that the memory of Mr. Cho, a real estate agent, is clear.

Considering that Jo handled everything from the first contact, subsequent inquiries, house introductions, contracts, and even renewals, it's probably natural.



Victims say that Mr. Cho 'strongly recommended only Mr. Kang's house'.

Even if he tried to find another house, he induced a contract by saying that Mr. Kang's house was better, and even recommended a contract with a special agreement that he would not take out more loans and take no more collateral.

In other words, I was forced to recommend Mr. Kang's house.

Mr. Kang was just the president of pants, and behind Mr. Kang was Mr. Cho, a real estate agent.

Mr. Cho did 'speculation in the gap without capital' without revealing himself by putting Mr. Kang, who has no purchasing power, at the fore.

At the same time, he introduced himself as 'the best realtor in Gangseo'.

It is said that when Mr. Cho made a charter transaction for a new villa with a boss like Mr. Kang, the front of the real estate was literally crowded.

Perhaps because of this, Mr. Cho has several brokerage assistants under him.

Among the intermediary assistants hired by Mr. Cho was Mr. Kim, the 'Villa King' who died in October last year.

That's right, Mr. Kim, who died after owning 1,193 villas.

Mr. Kim introduced himself as Manager Kim or Assistant Manager Kim of Hope Real Estate and posted chartered properties on Naver Blog and Daum Cafe.

At the time, a self-employed person who ran a store near Hope Real Estate said, "It is true that Kim, the deceased villa king, worked as an assistant at Hope Real Estate."

It is highly likely that the deceased Kim copied the charter fraud method as it was while working under Mr. Cho.

It is a method of buying a new villa without spending your own money by aiming for the same selling price and charter price.

In fact, Mr. Cho carried out charter fraud using this tactic along with a brokerage assistant he hired.

Both of them have been indicted without detention on charges of fraud and are currently facing trial.
