The government, which continues to lower real estate-related taxes, announced today (the 23rd) that it will drastically change the official price system.

Property tax and final real estate tax will be reduced once more, and it is analyzed that the benefits will be concentrated on those with houses worth more than 900 million won.

If it was originally, you would have to pay 5 million won in taxes next year, including property tax and comprehensive real estate tax, but this government action will reduce the tax to 3.6 million won and 1.4 million won.



This is because the government adjusted the 'published price', which is the standard for taxing real estate.



The last government planned to raise this official price to 72.7% of the market price next year, saying that it would make it close to the market price.



Now the government has announced that we will not do that, and will lower it to 69%, the level of 2020.



Recently, as house prices have fallen rapidly, there are many places where the market price is lower than the official price, so we will lower the reflection rate.



The public price affects not only real estate taxes but also health insurance premiums and over 60 welfare or taxes.



With this announcement, if the house price is over 900 million won, you will benefit greatly.



For houses worth 900 million or less, this official price realization rate goes down by 1.9 percentage points, whereas for houses worth 900 million or more, it goes down by 8.8 percentage points, more than four times the width.



So, in the case of Hannam The Hill, which costs 6.3 billion won per house in Yongsan-gu, Seoul, originally, I had to pay 50 million won in tax next year, but this is reduced to 40 million won, about 10 million won.



Compared to the Mapo apartment saving 1.4 million won earlier, the reduction is very large.



On the contrary, more than 90% of all landlords own houses worth less than 900 million won, and next year's tax is not expected to change significantly.



Contrary to the government's explanation that it was trying to prevent the tax burden from increasing too quickly, it is pointed out that benefits are biased.
