About 20% of all apartment sales in Seoul over the past month were direct.

The market sees it as a new gift method among family members and relatives.



In the case of buying and selling a house between a married couple or a related person, such as a first-degree blood relative, the tax authority recognizes it as a 'normal sale' even if it is reduced by 30% of the market price or up to 300 million won, whichever is smaller.



If you donate an apartment with a market value of 1.1 billion won, you pay 330 million won in tax, but if you report that you traded directly at 700 million won, the tax is reduced to 19 million won.



Also, from next year, the tax base for gifting will change to market price, and you will not be able to sell your house for 10 years.



However, direct transactions that exceed the legal limit will result in higher taxes later.
