According to a study by the Meilleurs agents platform, published on September 6, while interest rates are tightening, housing prices have increased by 5.7% in one year in the Hérault capital, where prices have always been very high.

However, the increase is less strong than in 2021. Between September 2020 and September 2021, it was 8.6%.

The severe shortage of goods for sale, which is hitting the metropolis hard, is directly in question.

In an attempt to control this real estate panic, last February, Michaël Delafosse (PS), the mayor and president of the metropolitan area of ​​Montpellier, played the "supply shock" card, announcing the creation of “8,000 new [new] housing units over the next two years in ZACs (concerted development zones)”.

A promise guaranteed thanks to numerous land acquisition operations, piloted by Serm and SA3M, the two community development companies.

“I have the chance to work in cities other than Montpellier, and I can assure you that the only one in France that takes the risk of stabilizing the crisis with real courage is Montpellier, says Laurent Villaret.

There are no other cities in France that have done enough land anticipation for 15 years to manage to release a volume of housing.

Added to this promise is the return of the Folies architecturales, a high-end real estate program that the city of Montpellier has relaunched in recent months.

This “supply shock” is “really a good omen”, assures Laurent Villaret.

Because it will make it possible "to meet demand, and, certainly, to stabilize the increase in prices" of real estate in the Hérault capital, even "we hope, to lower prices", assures- he.

Meilleurs agents, on September 6, predicted a price increase of 3% for the Montpellier market, less than in previous years.
