The fever to buy housing has begun to gradually reduce its temperature after the acceleration of the first quarter of the year.

The month of July ended with

53,720 operations closed

, which is 8% more than in the same month of 2021 and the best figure in a month of July in 15 years,

but the figure is also 7.4% lower than the previous month

and also confirms the moderation of the market.

The data published this Wednesday by the National Institute of Statistics (INE) confirms what the sector had been advancing in recent months: the announced rate hike by the

European Central Bank

(ECB) accelerated the interest and movements of buyers in the first half of the year to avoid the rise in mortgage prices and after this acceleration, the market expects a slowdown in the second half of the year.

In fact, the growth of operations has moderated by almost 11 points compared to the year-on-year rise in June, when home sales increased by 18.8%.

Despite this, with the interannual advance in July, the sale of homes has chained 17 consecutive months of positive rates.

The year-on-year growth in transactions fell mainly on second-hand homes, which grew by 10.4%, to 44,691 operations, while the sale of new construction fell by 2.5% compared to July last year, up to 9,029 operations.

92.1% of the homes transferred by sale in the seventh month of the year were free homes and 7.9%, protected.

In this case, the operations of free homes rose by 8.3%, to 49,484, while those of protected homes advanced by 5%, to 4,236 operations.

In the first seven months of the year, the sale of homes has increased by 20.8%, with increases of 23.7% in the case of second-hand homes and 9.1% in new homes.

By regions

The highest number of home sales per 100,000 inhabitants occurred in the Valencian Community (205), Andalusia (162) and Murcia (159).

In absolute values, Andalusia was the region that carried out the most home transactions during the seventh month of the year, with 10,932 sales, followed by Catalonia (8,964), the Valencian Community (8,271) and Madrid (6,577).

Fourteen communities sold more homes in July than in 2021. The largest year-on-year increases were in the Canary Islands (+24.3%), the Balearic Islands (+19.5%), Cantabria (+19.3%), Extremadura (+14, 3%) and Murcia (+13.6%), while the most moderate corresponded to Galicia (+2.1%), Andalusia (+6.5%) and the Basque Country (+7.3%).

By contrast, transactions fell in Navarra (-13.4%), Madrid (-9%) and La Rioja, with a year-on-year decrease of 8.8%.
