Some areas of the metropolitan area, such as Anseong, Pyeongtaek, and Yangju in Gyeonggi-do, will be lifted from the area subject to adjustment.

Except for Sejong City, the designation of areas subject to adjustment for all regions will also be lifted.

Some areas of Sejong and Incheon will be released from the speculative overheating district, but the areas subject to adjustment will be maintained due to concerns about house price instability.

The Ministry of Land, Infrastructure and Transport announced today (21st) that it has held the 3rd Housing Policy Deliberation Committee this year at the government complex in Seoul and decided to adjust the regulatory areas for these areas from the 26th.

There are four areas that will be released from the speculative overheating district: Sejong City and Incheon Yeonsu, Namdong, and Seo-gu.

As a result, all regions of the province will be released from the speculative overheating district.

41 of the areas currently subject to adjustment, which are currently 101, have been lifted, reducing the total to 60.

In the metropolitan area, five cities including Anseong, Pyeongtaek, Yangju, Paju, and Dongducheon in Gyeonggi-do were included in the lifting targets.

All regions of Busan including Haeundae, Suyeong, Yeonje-gu, Daegu Suseong-gu, Gwangju, Daejeon, Ulsan, Chungbuk, Cheongju, Chungnam Cheonan/Gongju/Nonsan, Jeonju Jeonju Wansan/Deokjin, Gyeongbuk Pohangnam-gu, Gyeongnam Changun Seongsan-gu, etc. All areas remaining as target areas are subject to cancellation.

As a result of this decision, the number of overheated speculation districts decreased from 43 to 39, and the areas subject to adjustment were reduced from 101 to 60, respectively.

However, in Seoul and most of the metropolitan area, there are not many unsold houses yet, and there is a possibility of market instability due to expectations for deregulation, so we decided to maintain the regulated area.

The Ministry of Strategy and Finance also held a real estate price stability review committee today and decided to release the housing speculation area for Sejong City.

The result of this regulatory area adjustment will take effect from 00:00 on the 26th.

Kwon Hyuk-jin, head of the Housing and Land Office at the Ministry of Land, Infrastructure and Transport, said, "The Housing Policy Deliberation Committee has decided to lift this regulated area, taking into account factors such as the recent stabilization of the downward trend in house prices, a decrease in housing transaction volume, and a continuous increase in interest rates." “The opinion that you have to make a decision was dominant,” he said.
