This year, the housing tax for second homes will increase in many tourist towns, including Lyon, Biarritz, Saint-Jean-de-Luz and Marseille.

This increase, intended for town halls in the most stressed areas, can reach 60%.

A surcharge that could raise the bill by 300 euros for some.

The amount of the housing tax could well fly away.

In 2022, it will flare up in many tourist towns, in particular due to the surcharge for second homes.

Since 2017, this has made it possible to increase by up to 60% the share of the housing tax intended for town halls in the most stressed areas.

This year, cities like Lyon, Biarritz or even Saint-Jean-de-Luz have decided to apply this surcharge.

300 euros more on the housing tax in 2022

In Marseilles, for example, for accommodation with a rental value of 2,500 euros, the person liable had to pay 1,174 euros in housing tax last year.

But this year, the increase has increased from 20 to 60%, which means that in December, he will have to pay 335 euros more.

"The cancellation of housing tax on main residences represents a shortfall for municipalities and they need to make up for it on housing tax", explains Ludovic de Jouvancourt, co-founder of Prello, a company that offers to buy a second home together.

"We also see that since the covid, there has been a strong influx of new owners of second homes in the municipalities and they need to put these owners to contribution in local taxes."

According to the Directorate General of Public Finance, in 2020, the housing tax on second homes cost 248 euros more on average because of the increase.

This year, the bill should be even higher.

Some experts even expect an average of 300 euros linked solely to this surcharge.
