All tier cities have declined.

  Every March and April are the traditional peak seasons for the real estate market. At this time, the real estate market transactions tend to be active, which is regarded as the "little spring" of real estate.

But in March this year, China's property market showed no obvious signs of recovery.

  The report pointed out that in March, the popularity of new housing searches in first-tier cities fell by 9.8% month-on-month, the second-tier cities fell by 11.8% month-on-month, and the third- and fourth-tier key cities fell by 13.4% month-on-month.

  The decline in housing search fever reflects that market confidence has yet to be repaired.

The report pointed out that the homebuyer confidence index in March 2022 was 106.3, down 2.6% from February, and 35.2% of homebuyers believed that the regulation in April 2022 would continue to curb housing prices.

Regarding the trend of the number of transactions in the property market in April 2022, 38.1% of the buyers who participated in the survey believe that the trend of the number of transactions will rise, and 32.4% of the buyers said it will be basically the same.

  From the perspective of housing prices, the report pointed out that both the online average price of new houses and the listing price of second-hand houses are in a state of slight decline from the previous month.

The report shows that in March 2022, the average online price of new houses in the 65 cities monitored by China was 17,547 yuan per square meter (RMB, the same below), a slight decrease of 0.08% from the previous month.

Among the major cities, the average online price of new houses in Shenzhen is 59,079 yuan per square meter, while that in Shanghai and Beijing are 48,161 yuan and 47,169 yuan per square meter, respectively.

  From the perspective of second-hand housing, the average listed price of second-hand housing in 65 cities across the country was 16,921 yuan per square meter, down 0.22% from the previous month.

Among the 13 cities that have implemented the second-hand housing reference price system, the listed prices of second-hand houses in Ningbo, Xi'an, Shaoxing, Wuxi and Wenzhou fell month-on-month, while other cities fluctuated slightly.

In addition, the number of newly listed houses for second-hand housing in most cities has rebounded significantly, and the overall number of newly listed houses in key cities across the country increased by 64.0% month-on-month.

  In the month, for the second-hand housing market, the broker confidence index was 103.4, down 1.5% from the previous month.

52.2% of brokers believe that the transaction volume of the second-hand housing market in April 2022 will increase month-on-month.
