The energy performance diagnosis, the DPE, is the best known.

This analysis of your home by a certified diagnostician makes it possible to obtain the famous energy label which categorizes your levels of energy consumption and greenhouse gas emissions in the form of a letter from A to G. Although required by law for any sale or rental, this document was not worth much, however, as the method of calculation was uncertain.

Reformed on July 1, 2021, then corrected in the fall after the revelation of anomalies, the new DPE formula has gained in precision, quality and legal value (opposable to third parties).

This analysis is now based on the physical characteristics of the dwelling, which are the building, the heating system, the insulation and the frames, but also on the consumption items, including in particular the lighting and the ventilation system, as well as the only on the climatic zone and the altitude of the dwelling.

If this diagnosis mainly meets legal obligations, it is a first indicator to assess the flaws in your home.

Especially since the diagnostician must now make recommendations to improve his energy performance, as well as an evaluation of the costs of the work to be planned.

On the budget side, the Ecological Transition Agency (Ademe) estimates that it takes between 100 and 250 euros for a new DPE formula, knowing that it is valid for ten years.

The energy audit pushes the analysis

Already imposed by law to benefit from certain public aid for renovation and made compulsory from September 1, 2022 for the sale of a dwelling classified F or G, the energy audit goes much further in the analysis. .

Carried out by a qualified professional, a thermal studies office or an architect, it allows you to draw up an inventory of your consumption based on the quality of the thermal insulation of the accommodation, the energy performance of your installations (heating, ventilation, air conditioner, etc.), but also your lifestyle, an element not taken into account by the DPE.

This assessment will make it possible to detect possible sources of waste and to assess the extent of the improvements to be made.

Finally, where the diagnostician is content to issue recommendations, the auditor will establish specific scenarios of work to be carried out at once or spread over several years, by defining a relevant order of priority according to your expectations.

This schedule will then be accompanied by an estimate of the costs to be expected, the expected savings, as well as possible public aid to finance the site.

Obviously, this detailed analysis is more expensive: count between 800 and 1,200 euros for a detached house.
