China News Agency, Guangzhou, March 8 (Reporter Xu Qingqing) Affected by the Spring Festival holiday, the transaction volume of office buildings and apartments in Guangzhou in February fell sharply compared with January, while the transaction volume of shops increased both month-on-month and year-on-year due to the support of large transactions.

According to the "February Guangzhou Commercial Real Estate Market Report" released by Hefu Big Data on the 8th, the transaction volume of the Guangzhou retail market in February was 92,500 square meters, an increase of 68% over January and an increase of 438% over the same period last year.

It is worth noting that Zengcheng District, which is supported by large-scale transactions of relocated and resettled community shops, is the main transaction area, while the transaction in other areas is relatively quiet.

In February, the new supply of shops was 20,000 square meters, mainly from Zengcheng District.

In February, the whole transaction of Guangzhou office buildings occurred, which made the office building transaction volume increase significantly year-on-year.

Data show that the transaction volume of Guangzhou office buildings in February was 25,000 square meters, up 250% year-on-year, but down 73% month-on-month.

In addition to the whole transaction, other bulk sales volume is less than 2,000 square meters, and the characteristics of the off-season are obvious.

The transaction areas are mainly Tianhe District and Haizhu District, and the transaction volume in other areas is average.

The condominium market transaction volume both declined year-on-year and month-on-month.

Data show that Guangzhou apartment transaction volume in February was 27,000 square meters, down 48% year-on-year and 40% month-on-month.

As the "Spring Festival month", the transaction volume in most areas in February dropped significantly compared with January, especially in the peripheral areas (Panyu District, Nansha District, Huadu District, Zengcheng District, Conghua District); while the transaction volume in the central area Haizhu District was reversed. The market has grown and the transaction volume has exceeded 7,500 square meters.

According to the analysis of the above report, urban construction in central areas of Guangzhou, such as Haizhu District, has been upgrading, and many plans in recent years have shown a trend of focusing on commercial plots and supplementing residential plots.

Under such circumstances, high-end condominiums with residential functions in the central area are booming and gaining popularity.
