Zhongxin Finance, February 21. On February 21, the National Bureau of Statistics released statistical data on changes in the sales prices of commercial housing in 70 large and medium-sized cities in January 2022.

Sheng Guoqing, chief statistician of the City Department of the National Bureau of Statistics, said that in January 2022, the sales prices of newly built commercial housing and second-hand housing in 70 large and medium-sized cities weakened from the previous month, and the year-on-year growth rate generally fell.

1. The sales prices of new commercial housing and second-hand housing in various tier cities rose or fell at a narrower rate than the previous month, and the number of cities with a month-on-month decline decreased

  In January, the sales price of new commercial housing in first-tier cities changed from a month-on-month decrease of 0.1% to an increase of 0.6%, of which Beijing, Shanghai, Guangzhou and Shenzhen increased by 1.0%, 0.6%, 0.5% and 0.5% respectively; second-hand housing in first-tier cities was month-on-month. It rose 0.1%, the same increase as the previous month, with Beijing and Shanghai rising 0.5% and 0.6% respectively, Guangzhou and Shenzhen falling 0.2% and 0.5% respectively.

The sales price of new commercial residential buildings in second-tier cities changed from a decrease of 0.3% in the previous month to an increase of 0.1%; the second-hand housing decreased by 0.2% month-on-month, a decrease of 0.1 percentage points from the previous month.

The sales prices of newly built commercial housing and second-hand housing in third-tier cities fell by 0.2% and 0.4% month-on-month, respectively, and the decline was both 0.1 percentage points lower than the previous month.

  In January, among the 70 large and medium-sized cities, 39 and 55 cities saw a month-on-month drop in the sales prices of newly built commercial housing and second-hand housing, a decrease of 11 and 8 from the previous month, respectively.

2. The year-on-year increase in the sales prices of newly built commercial housing and second-hand housing in various tier cities has generally declined, and the number of cities with year-on-year declines has increased

  In January, the sales price of newly built commercial housing in first-tier cities rose by 4.4% year-on-year, the same increase as the previous month; second-hand housing rose by 4.1% year-on-year, a decrease of 1.2 percentage points from the previous month.

The sales prices of newly built commercial housing and second-hand housing in second-tier cities rose by 2.5% and 1.0% year-on-year, respectively, and the growth rate was 0.3 and 0.5 percentage points lower than that of the previous month.

The sales price of new commercial residential buildings in third-tier cities increased by 0.5% year-on-year, a decrease of 0.4 percentage points from the previous month.

  In January, among the 70 large and medium-sized cities, 20 and 30 cities saw a year-on-year decrease in the sales prices of new commercial housing and second-hand housing, an increase of 3 and 4 from the previous month.
