春节临近,在仍以“就地过年”为主的虎年春节,民宿迎来火爆预订。

  1月26日,途家民宿发布的报告显示,不同于往年提前一周订春节住宿,今年大部分整租院子提前一个月就被订光,春节整租小院订单较去年同期上涨逾五成,平均入住时长延长到2-3天,客单价破万元。与此同时,已售罄的院子里,近四成的院子每晚价格超过8000元。今年,“就地包小院过年”成为新趋势。

  据北京市怀柔区渤海镇六渡河村的琉筑一撇阳光民宿主理人张晓荣介绍,疫情之后,民宿的生意反而变好了,一到周末,基本是“一房难求”。而虎年春节的房源,则提前一个月就被订完。

  据了解,张晓荣主理的琉筑一撇阳光民宿有两厅四房的小院,最多可以住11人,小院只对外整租,平日每晚房价为3600元左右,周末价格逾5000元,春节期间每晚价格达万元。

  在京郊,虎年春节期间提前一个月就订完的小院不是少数。据同位于六渡河村的卷云小院主理人朱江介绍,其主理的院子不仅春节期间订完了,连春节前后的周末也都订完了。朱江称,卷云小院原本是自己改来居住的,去年京郊民宿市场火了后便也试着对外出租,而开张半年以来,满房率达50%以上,去年7月、8月的旺季时几乎天天满房。

途家数据显示,今年春节期间独栋整院民宿预订火爆,订单量比2021年春节上涨约56%;每晚预订均价达到3126元,平均入住时长达到2-3天,春节客单价超过万元,比去年略有上浮。

  有意思的是,设施越好的民宿越稀缺,也越难订到。

  途家数据显示,春节已经售罄的整租小院里,每晚8000元以上的占比达到37.1%,5000-8000元的占比20.3%,2000-5000元占比29.4%。

  “比如那些带私汤、泳池、KTV、棋牌室的民宿,平时每晚价格都要达到万元以上,周末房源往往要提前一个月起订,春节价格更要翻番。”朱江指出。

  澎湃新闻在途家平台上搜索发现,如位于昌平小汤山的私汤房源,平日每晚13800元,周末每晚16800元,春节期间已全部满房。
