There is a thing called floor area ratio when building an apartment. For example, in the case of a ten-story apartment, the floor area ratio determines what percentage of the total complex area should be the sum of the areas from the 1st to the 10th floors. Usually, an 18-story apartment is built at 200-250%, but recently, political circles have promised to double the floor area ratio to 500%.

Reporter Han Sang-woo visited the place that had already been built like that and examined the reality.

This is an apartment complex in Suwon, Gyeonggi Province, which I moved into last fall.

It went up to the 46th floor with a floor area ratio of 499%.

It is usually bundled with a floor area ratio of 300%, but Suwon City gave permission to supply as many houses as possible around the station.

Major presidential candidates have pledged to increase the supply of such apartments.

Candidate Jae-myung Lee announced that he would create a new type 4 residence in a type 3 residential area with a floor area ratio of up to 300% to 500%, and candidate Yoon Seok-yeol said that he would change the residential area near the station area to a quasi-residential area and raise the floor area ratio up to 700%.

Naturally, the supply will increase, and the redevelopment and reconstruction feasibility will increase, which will increase the speed.

[Construction company official: It is expected that the (housing) supply will increase smoothly, and I think that the privacy and personal (residential environment) violations that are being raised can be sufficiently resolved with design or other parts.]

However, the residential environment is It could get worse.

Even if you look at 500% of the apartments that have already been built, the distance between buildings is short, so there are difficulties in daylighting and ventilation, and convenience facilities such as parks are also lacking.

[Lee Eun-hyeong / Senior Researcher, Korea Construction Policy Research Institute: If a house is built with a floor area ratio of 500% in a residential area, the housing supply effect can be expected with certainty.

However, the problem is that in some lower floors, there may be problems such as permanent shading without sunlight all year round.]

It is pointed out that while increasing the supply, it is necessary to absorb a lot of the profits of the existing owners and use it to improve the living conditions of new residents. come out together.
