  Regarding the expectations of the second-hand housing market, the report shows that in December 2021, the broker confidence index was 93.9, an increase of 12.3% month-on-month; 37.6% of brokers believed that the demand for second-hand housing market purchases in 2021 was higher than in 2020.

  That month, the online average price of new homes and the listing price of second-hand homes fluctuated slightly.

The report shows that in December, the average online price of new houses in 65 cities in China was 17,608 yuan per square meter (RMB, the same below), a slight increase of 0.53% from the previous month.

The average online price of new houses in Shenzhen and Shanghai is the highest, exceeding 50,000 yuan per square meter.

  That month, China's housing search fever fell 3.6% month-on-month.

Among them, first-tier cities fell 2.3% month-on-month, second-tier cities fell 2.6% month-on-month, third- and fourth-tier cities fell 4.6% month-on-month.

  From the perspective of the second-hand housing market, the average listed price of second-hand housing in 65 major cities across the country in December was 16,829 yuan per square meter, a slight decrease of 0.06% from the previous month.

The average listed prices of second-hand houses in Beijing, Shenzhen, and Shanghai were 58,740 yuan per square meter, 57,313 yuan per square meter, and 54427 yuan per square meter.

It is worth noting that the current implementation of the second-hand housing reference price system has achieved obvious effects of urban policy regulation. The average listed prices of second-hand housing in seven cities including Ningbo, Chengdu, Sanya, Xi’an, Wenzhou, Hefei and Beijing declined in December.
