Last year, in the housing market in Seoul, there was a phenomenon in which villas outperform apartments by month.

According to the Seoul Real Estate Information Plaza, the number of sales of multi-family and row houses in Seoul registered last month has reached 2,156 so far, which is about 3.8 times the number of sales of apartments (567).

Considering the transaction registration reporting deadline (30 days), the figure itself may change, but it is unlikely that the trend of more villas than apartments will change.

Last year, the number of apartment sales decreased significantly due to fatigue caused by long-term price spikes and the aftermath of loan regulations.

On the other hand, even if it is a relatively cheap villa instead of an expensive apartment, there is a strong demand for owning a home.

In the case of villas whose market price does not exceed 900 million won, unlike apartments, if a homeless person purchases a villa, they can receive a separate loan for Jeonse funds, so there are relatively few loan regulations.

According to the statistics of the Real Estate Agency, in October of last year, the sales ratio of tenement and multi-family houses in Seoul reached 55.6%, which is the highest level since monthly statistics began to be compiled in 2006.
