Statistics continue to come out that the increase in house prices in Seoul has slowed recently. In some places, house prices have fallen compared to a few months ago, and in the midst of this, there are apartments that are trading at the highest prices ever.

Let's take a look at the Reporter Jo Yoon-ha's report first, and take a closer look at this.

This 79㎡ apartment complex in Yeouido, Seoul was sold for 1.7 billion won in January.

However, in April, right after the Seoul mayor election, it was traded at 1.905 billion won, and in October, it rose to 2.01 billion won.

The larger 156 square meter type rose from 3 billion won in September to 3.5 billion won in October, an increase of 500 million won in one month.

They all hit all-time highs.

[Accredited real estate agent: First of all, the expectations for reconstruction are high. There are not many for sale, and there are people who want to buy it. Now it feels like it will happen soon. I think there are a lot of things like that, psychological effects.]

This apartment has announced its plan to participate in the Seoul Metropolitan Government's Rapid Integration Planning, or 'Shintong Planning' for short, reconstruction.

Shintong Planning is a policy launched by Seoul Mayor Oh Se-hoon to speed up the reconstruction and increase the supply of apartments.

The key is to reduce the period of various examinations by at most half or less and to ease various regulations.

Although there are not many transactions in the reconstruction complexes in Gangnam, Yongsan, and Yeouido in Seoul, where there is talk of participating in the new project, they are writing new prices one after another.

The same goes for redevelopment areas.

[Accredited real estate agent: There is an expectation that (redevelopment) will happen soon. (Is there anyone who wants to buy it?) Because it seems like the progress will be quick. The location is also good.] There are also

concerns that the Seoul real estate market, which has entered a wait-and-see situation, may be stimulated again because of these transactions in some reconstruction and redevelopment areas.

<Anchor> The

real estate market has been quiet these days, but as you can see, some reconstructed and redeveloped areas in Seoul have a different atmosphere. Reporter Jo Yoon-ha, who covered this content, is here.

Q. Is house price growth stable?

[Reporter Yoon-Ha Jo: First of all, let me tell you after looking at this graph. I drew a graph based on this information on how much house prices have risen in the metropolitan area in one week, and at a glance, you can see that the rate of increase is clearly declining.]

Q. Why is 'Shintong Planning' the highest price?

[Reporter Yoon-Ha Jo: In the end, it is the judgment that it will be money.

Until now, when reconstructing, you can only build up to the 35th floor, and you have to build quite a bit of rental.

However, when Seoul Mayor Oh Se-hoon came in, he announced that he would increase supply by loosening these regulations, and he came up with the Rapid Integration Planning.

In the end, if you follow the policy, you can build a high-rise apartment on the Han River and build a little less rent. There is.]

Q. How to prevent the rise in house prices?

[Reporter Yoon-Ha Jo: So, there is one thing that Mayor Oh Se-Hoon agreed with the government.

There was an expectation that the house price would rise slightly as the reconstruction union members, that is, the original homeowners, had to move up the period when they were not allowed to sell their houses from the beginning of the reconstruction, and then buying and selling and trading became difficult.

In fact, the law has not been passed yet, so it cannot be used.]

Q. What is the future outlook?

[Reporter Yoon-Ha Jo: Next week, the city of Seoul announced that it would disclose 25 areas starting with the redevelopment promotion area.

It is a policy to come up with countermeasures by saying that we will send a special surveillance team to the scene at this time, but in fact, there are also voices of concern about whether this will work in the field.]
