yesterday (8th), if you sell a house over 1.2 billion won, it is classified as a high-priced house and you pay capital gains tax, and below that, you can get an exemption. However, the problem is that the standards for this expensive house are different when paying property tax, when paying transfer tax, and when getting a loan, which causes confusion.

Reporter Han Sang-woo covered the story.

Korea, there are three main price tags for one house.

First of all, there is the actual purchase and sale price.

There are the published prices that the government makes to be used as a standard when setting taxes, and the KB real estate market prices that Kookmin Bank investigates and sets.

However, when it comes to how much high-priced houses really start, these three things are just mixed and the amount is used differently.

Property tax and comprehensive real estate tax are based on published prices.

If the property tax exceeds the published price of 900 million won and the property tax exceeds 1.1 billion won, it becomes an expensive house and you have to pay taxes.

However, the standard for non-taxation of transfer tax for one homeowner is the actual transaction price of 1.2 billion won.

When receiving a loan, the standard for this expensive house changes to the KB market price, and the amount rises to 1.5 billion won, so if it exceeds 1 won, you cannot get a loan.

Real estate agents are often confused, too, not to mention citizens.

This is because whenever politicians set standards, they compromised without any major principles.

Taking the property tax as an example, the ruling party insists on the top 2% of the published price and the opposition party claims 1.2 billion won as a high-priced house, and then decides it at 1.1 billion won, somewhere in the middle.

[Kim Gyu-gyu/Director of Asset Succession Research Institute at Korea Investment & Securities: Rather than considering the adequacy of housing-related taxation or the position of taxpayers, it was decided somewhat as a central heating system in the legislative process, causing confusion in the market.]

Whenever a problem arises, political We have made different judgments, but we need to establish a standard that is easy for the public to understand.
