Based on the building area of ​​LeTV Building, its final auction price is equivalent to about 29,000 yuan per building square meter.

  The real estate on the 1-14 floors of the building is auctioned, of which, the 1-2 floors are supporting commercial buildings and the 3-14 floors are office buildings.

The real estate was originally Beijing LeTV Building, now named Lerong Building. The owner is Beijing Hongcheng Xintai Real Estate Co., Ltd. (Beijing Hongcheng Xintai), a subsidiary of LeTV Holdings (Beijing) Co., Ltd. (LeTV Holdings), and was applied for enforcement due to a debt dispute.

  LeTV Building has gone through two auction twists and turns, and both were suspended after the start of the auction.

The last public auction of LeTV Building started at 10 am on September 9th, but unexpectedly, the auction was soon suspended due to "an objection from outsiders."

The auction at that time was also conducted by the Beijing Third Intermediate People's Court, and it was planned to be from 10:00 on September 9, 2021 to 10:00 on September 10, 2021.

According to the auction rules, all citizens, legal persons, and other organizations with full civil capacity can participate in the bidding. The bidders need to pay a deposit of 57 million yuan in advance, and the price increase during the auction is 2.85 million yuan.

In addition, if the subject matter is transacted, the transfer registration procedures shall be handled by the buyer himself, and the transfer and expenses shall also be borne by the buyer.

  As early as 2019, when the LeTV Building was auctioned for the first time, it was also stopped because outsiders raised objections to the auction property.

A detail worthy of attention is that LeTV once raised an objection on the eve of the auction.

LeTV proposed that LeTV uses the building as its office location, and that LeTV and Hongcheng Xintai have signed a lease agreement in accordance with the law. The agreement has come into effect and has not yet expired.

According to Article 229 of the Contract Law, LeTV has the right to continue the lease at the price and conditions agreed in the original lease agreement, regardless of whether the ownership of the real estate changes or not, until the lease agreement expires and terminates.

  A reporter from Beijing Youth Daily noted that the building was registered on June 20, 2011. The property is a commercial house, and the license uses are for supporting commercial and office.   According to the auction announcement, the building was completed in 2016, with a building area of ​​19,620.76 square meters and a total of 14 floors. The first and second floors are for commercial use and the 3-14 floors are for office use.

The estimated auction price is 818 million yuan, which is currently not vacated and secured.
