Just one year ago, the government said that it would supply more than 100,000 jeonse houses across the country to solve the jeonse crisis. And he proudly said that he achieved more than 80% of that goal this year, but the price of jeonse continues to rise and it is still difficult to find jeonse in the market.

Reporter Jeong Da-eun covered it.

After the enforcement of the 2nd Lease Act, a jeonse scandal broke out in November of last year.

The government has come up with a plan to supply 114,000 public rental housing by 2022 to extinguish the fire.

Deputy Prime Minister Hong Nam-ki said, "It has contributed to stabilizing supply and demand in the jeonse market," said Deputy Prime Minister Hong Nam-ki, saying that it had supplied 61,000 households until last month, exceeding 80% of this year's target.

However, the current situation in the jeonse market is quite different from this evaluation.

The nationwide apartment jeonse price rose 10.25% from November last year to last month, more than double the rate of increase in the previous year.

During the same period, the total rental price of apartments in Seoul rose 6.72% and 11.12% in the metropolitan area.

[Ok-Yong Kim / Authorized Realtor in Yangcheon-gu, Seoul: Currently, the apartment (Jeonse) starts at 800 million won and is about 1 billion won, but there are no items for sale. In the case of owners, they now pay more on monthly rent than on jeonse.]

He points out that the reason why jeonse prices are not stable even after supplying more than 60,000 public jeonse housing is because the market has not been able to supply enough of what the market actually wants.

[Kwon Dae-jung/Professor of Real Estate Department, Myongji University: We have supplied a lot of houses that are close to one-room, not the two-three-room house that the consumer wants.

It should be supplied in the desired housing type, at the desired time, and in the desired area, but this was not met...

Currently, Seoul's jeonse prices are slowing down due to the government's loan regulations and seasonal factors such as low season, but we cannot be relieved.

There is concern that the price of jeonse will surge again and the difficulty of jeonse may continue from August next year, when the contracts of tenants who used the right to renew the contract and tied the deposit increase within 5%.
