After the government began regulating loans in August, around Chuseok, the rise in apartment prices in Seoul has slowed.

In particular, in the Gangbuk area, such as Nowon-gu, Dobong-gu, and Jungnang-gu, the increase was noticeably lower in a month compared to the beginning of October.

However, the 3rd district of Gangnam maintained its upward trend, and the number of reported transactions continued.

High-priced apartments, where reconstruction complexes such as Gangnam-gu Daechi-dong, Dogok-dong and Seocho-gu Banpo-dong are concentrated, have raised house prices.

An apartment in Banpo-dong, where an 84-square-meter apartment was traded for 3.6 billion won in September, was traded at a 200 million won increase in just one month.

[Seocho-gu Authorized Realtor: The prices that can be sold are limited and there are many people who want to buy them, so the price keeps going up.

Jeonse prices are

also skyrocketing.] While the

real demand for mid-

to

low-priced apartments is tied to loan regulations, it seems that the purchase of ultra-high-end apartments is centered on high-value assets with a lot of cash.

[Lim Byung-cheol/Real Estate R114 Research Team Leader: The Gangnam area, where major reconstruction complexes are concentrated, is on an upward trend due to maintenance business issues and new report prices.]

Speculative demand for low-priced apartments with a published price of 100 million won or less, which can avoid regulations such as during the acquisition tax, has also increased significantly.

From July of last year to September of this year, it was found that corporations and foreigners bought 8.7% and 32% of low-priced apartment transactions. I decided to do it.
