For several years, a new rental market has appeared, mainly in Paris and in several large cities: that of cellars.

Whether it is to store furniture, boxes, or even bottles, the demand for additional space continues to grow.

According to a study by JeStocke, a company specializing in rental between individuals, the number of cellars for rent in the capital increased by 20% in 2020.

A progression that responds to an ever-strong demand.

“This is linked both to the fact that people live in increasingly small areas, with an increased need for storage, but also because the traditional offer (furniture storage, self-storage in a warehouse) is almost saturated in the Paris region, ”explains Adam Levy-Zauberman, co-founder of the Costockage.fr site.

Heterogeneous goods

Each owner of an unused cellar can therefore potentially add value to it, especially since the demands for available space are highly variable. "A third of them are concentrated on surfaces greater than 10 m2, and 50% of requests concern cellars of less than 6 m2", indicates JeStocke. Be careful, however, not to offer an unhealthy item: "some products cannot be rented because the place is too humid or too degraded", warns Laure Courty, founder of JeStocke.

As for tenants, you have to think carefully about your needs before renting, because each location is specific.

“The cellars offered on our site range from a simple basement in rammed earth, accessible only by a narrow staircase, to very modern premises, well ventilated and with the possibility of parking,” says Adam Levy-Zauberman.

Location is also important if you plan to access your cellar frequently and want to avoid having to travel multiple times.

Affordable rates

Regarding prices, rental between individuals remains affordable.

The JeStocke study gives some figures.

In Paris, count less than 16 euros per month per square meter if you want to rent in the 18th or 19th, against 21 or even 22 euros per month for certain central districts (3rd, 4th, 5th) and peripherals (15th, 20th).

In other cities, the prices are lower.

In Lyon for example, prices vary between 5 and 15 euros per month / m² according to research carried out by

20 Minutes

on several classifieds sites.

In any case, these prices are largely advantageous compared to those practiced by “professional” storage in dedicated premises: with these, it is easy to count 50 euros (and sometimes more than 100 euros) per m² in Paris, and between 20 to 25 euros in Lyon.

Easy management?

The enthusiasm for cellars is such that some decide to invest in them.

"Some individuals have become real professionals, who operate several cellars," confirms Adam Levy-Zauberman.

It must be said that the acquisition of a basement in Paris costs on average 2,650 euros per m², against 10,000 per m² for an apartment.

A market that can also be seduced by its ease of management, provided the right property is found.

“On this type of purchase, you have zero risk of unpaid debts, you have no problem of degradation or squatting to fear, estimates Laure Courty.

In terms of possible problems linked to the rental of cellars, there is still very little to worry about ”.
