Due to the change in the government's statistical sample, it was found that the average sale price and jeonse price of villas in Seoul last month surged by about 30% in just one month.



According to the results of analysis of the average sale price of the real estate agency for Station 3, which serves the real estate platform 'Dabang', on the 24th, Seoul recorded 346.29 million won last month, up 28.1% from the previous month.



The sale price of villas in the downtown area of ​​Gangbuk, Seoul (Jongno, Jung, Yongsan-gu) was 491.3 million won, up 37.9% from the previous month.



The sale price of villas in the southeastern region of Gangnam (Seocho, Gangnam, Songpa, Gangdong) and the southwest region (Yangcheon, Gangseo, Guro, Geumcheon, Yeongdeungpo, Dongjak, and Gwanak) recorded KRW 55.47 million and KRW 291.5 million, respectively, at 33.7 %, up 32.1%.



Last month, the average rental price for villas in Seoul also soared 31.5% to 243 million won.



The downtown area of ​​Gangbuk (346.42 million won) soared 56.9%, and the southeastern area of ​​Gangnam (354.86 million won) surged 42.1%.



In the northwestern region of Gangbuk (Eunpyeong, Seodaemun, Mapo) and the northeastern region (Seongdong, Gwangjin, Dongdaemun, Jungnang, Seongbuk, Gangbuk, Dobong, and Nowon), the price of jeonset rose by 21.0% and 21.1%, respectively, to 211.12 million won and 190 million won. It reached 14.76 million won.



Since January 2012, when the Real Estate Agency compiled the relevant statistics, the average sales price and the rate of increase in the Jeonse price in Seoul last month were the highest on a monthly basis.



This is due to the fact that the Real Estate Agency has changed the housing price trend survey method by expanding and redesigning the sample since last month.



Dabang explained, "In this survey, the monthly sample size for tenement and multi-family households was 6,350 households, the same as before.



When a new sample was drawn from the population in consideration of the distribution of values, the range of fluctuations in the sale price and the full set value increased.



Last month, not only Seoul, but also Gyeonggi-do and regional villas saw a surge in sales and rental prices.



In Gyeonggi-do Gyeongbu Volume 1 (Gwacheon, Anyang, Seongnam, Gunpo, and Uiwang), the price soared 62.9% to 458.11 million won, and 53.9% to 81.1 million won in Jeonbuk.



Eastern Busan (Haeundae, Geumjeong, Dongrae, Gijang, 39.7%), Daejeon (36.9%), and Gangwon (32.7%) also showed an increase of over 30%.



Jeonset prices showed an increase of 54.0% for Gyeongbu 1 volume, 48.8% for Jeonbuk, 39.6% for Daejeon, 37.3% for Busan, 37.3% for Dongbu, 26.8% for Sejong, and 25.6% for Gangwon.



Nationwide, the sales price and the Jeonse price rose 16.0% and 15.5%, respectively, last month, reaching 22.14 million won and 137.91 million won.
