Only those reported are registered in the actual transaction processing system. However, starting on the first of the following month, if the deposit exceeds KRW 60 million or the monthly rent exceeds KRW 300,000, you must report this.



It's not time to pay the balance. It is important to do it within 30 days of signing the contract. Not only multi-family houses and apartments. Officetel, Gosiwon, etc. are all included.



Almost all regions of the country are subject to the cheonsei tax reporting system, but in Jeolla-do, Gyeongsang-do and other areas, there are'county' units instead of'city' units. Except here only.



To make a report, you can fill out a'house lease contract report' and sign it with the landlord and tenant, and then go to the local community center and file it at the integrated complaint counter.



You can also do it on the Internet, but you can report it by accessing the'Real Estate Transaction Management System'. As I went in, there is no system for reporting yet. It seems that it will only be available in June.

This is a duty to report, but both people do not have to go and report. I mentioned earlier that you need to fill out a'house lease contract report'. Only one of the two will need to go and submit this document, signed by the landlord and tenant.



And it is possible to delegate this to a real estate agent. Perhaps, when the system is settled, most of the agents will delegate and submit this.



If the rent to cheonsei is reported within 30 days, a fixed date is automatically given even before the tenant reports the move-in. From the tenant's point of view, it has become a little more convenient because they do not have to go to the community center to get the confirmation date.



Conversely, when a tenant reports a move-in, attach a lease agreement to automatically report the lease. The final date is also given.

It seems a little simpler to be given a confirmation date together. But there are existing landlords, landlords who haven't reported, then do these landlords have to report? If you don't, you have a fine?

Just because you have a lease agreement doesn't mean you have to report all of them. In the future, you only need to sign a new rent contract or renew it.



Even when renewing, if the deposit or monthly rent remains the same, this is not subject to reporting. There is also a penalty for negligence, but if you falsely report the terms of the rent to cheonsei contract, a penalty of 1 million won will be imposed.



There may also be cases where you forgot to report and didn't report. In that case, it is said that a penalty of at least 40,000 won to 1 million won is differentially imposed depending on the period of non-reporting, deposit, and monthly tax.



We have decided not to be fined for penalties because we have a trial period until next May. Still, if you want to enter the target without thinking about the period, it is better to report it.

In the meantime, in order to obtain a charter loan, the tenant has to submit contracts and other materials to the bank. Now, this hassle is eliminated and loans can be made only with the cheonsei report data.
