A report by "Bayut.com" and "Dubizzle" for real estate services revealed that the first quarter of this year witnessed a variation in the different regions of the emirate of Ajman, in terms of the rental value, as the emirate recorded the lowest rental value for a residential unit in the category of "studio" at the level of 13 thousand dirhams in the Rawda area.
The report pointed out that “Al Nuaimia” is the most popular residential areas for renting apartments in Ajman, as it witnessed a slight decrease in the average annual rental value of its properties, as the “studio” category amounted to about 15 thousand dirhams annually, a decrease of 1.6%, and for the room and lounge category 19 thousand dirhams Annually, a decrease of 4.24%, and the average rent for apartments consisting of two rooms and one hall decreased by 1.4% to reach 28 thousand dirhams annually.
And “Downtown” came in the second place among the most popular areas for rent.
The region witnessed a decrease in the average rent of two-bedroom apartments by 3.42%.
The average rental value for a "studio" was 14 thousand dirhams per year, and for an apartment consisting of one room and a hall, 19 thousand dirhams per year, while the average rental value of a two-bedroom apartment decreased to 27 thousand dirhams.
The report pointed out that the Rashidiya region witnessed a decrease compared to the fourth quarter of 2020, and the average rental value for the "studio" category recorded a decrease of 9.5% to 14 thousand dirhams annually, compared to 19 thousand dirhams for the room and lounge category, while the average rental value for the two-room category decreased by percent 2.3% to become 26 thousand dirhams annually.
Compared to the Bayut.com data study for the fourth quarter of 2020, we notice either a stability or a decrease in the rental values of Ajman real estate, while some properties witnessed a slight increase. The average rental value of a studio in Al-Rawda stabilized at 13,000 dirhams annually, while for the room and lounge category, it rose by 2.35% to 19,000 dirhams annually. The average rental value for the two-bedroom category decreased by 3.1% to reach 24,000 dirhams annually. In turn, the "Emirates City" region maintained the average rental value of the room and lounge category at the level of 16 thousand dirhams annually, while the average rental value of the two-room category increased by 5.79% to reach 22 thousand dirhams annually. Other areas witnessed slight fluctuations in the average rental value of some of their properties, such as the “Al Jurf” area, in which the average rental value of “studio” increased by 2.66% to 14 thousand dirhams annually, while the average rental value of the room and hall category decreased by 2%.9% to become 19 thousand dirhams annually. In the “Al Sawan” area, the average rental value of the “studio” and “room and hall” categories stabilized, while the average rent for apartments in the two-room category decreased by 4.98%.
