Mayor Oh is poised to tackle the real estate policy of the Ministry of Land, Infrastructure and Transport by discussing the deregulation of redevelopment redevelopment and re-examination of published prices immediately after taking office.



The Ministry of Land, Transport and Maritime Affairs is saving words about this, but is responding with a nuance of saying,'It will not work as the city wants.'



Mayor Oh visited the people's strength yesterday (11th), the first holiday after being elected, and asked for cooperation to actively revise laws and ordinances to realize real estate deregulation pledges.



Earlier, during the election process, Mayor Oh proposed to improve regulations such as deregulation of the 35-story height of apartments along the Han River and safety checks for reconstruction.



After taking office, he also revealed the policy of reviewing the published real estate prices.



He found the people's strength because in order to carry out his pledges like this, amendments to laws or ordinances must be accompanied.



However, it is not an easy task as the current National Assembly and the Seoul City Council are in absolute dominance with the Democratic Party.



Reconstruction, redevelopment, and other deregulation of maintenance projects is a matter that the government cannot make concessions.



Mayor Oh said that it is necessary to supply houses early by activating private maintenance projects through campaigns.



However, this is a direct denial of the public-led development project, which is the core content of the housing supply countermeasures that the government is pushing ahead with life and death.



This is because public redevelopment, public reconstruction, public direct implementation maintenance projects, and urban public housing complex development projects provide incentives such as floor area ratio and urban planning deregulation under the premise that publicity is enhanced through the leading role of the public.



When private business is activated, there is no reason for unions and others to rely on the government's public initiative.



For this reason, the government cannot respond to Mayor Oh's plan to revitalize the private maintenance business.



The government is drawing a line saying that deregulation for redevelopment, which is not secured for publicity, only causes unstable house prices.



The government is raising questions about the feasibility of deregulation measures such as the reconstruction of Mayor Oh.



For example, Mayor Oh suggested a plan to revitalize the reconstruction of Mok-dong, which was not smoothly promoted due to safety diagnosis, but officials from the Ministry of Land, Infrastructure and Transport said, "Most of the contents of safety diagnosis are regulated in laws and regulations and notices operated by the Ministry of Land, Infrastructure and Transport.



It means that no matter how much the mayor may try to change something, it is a matter of the Ministry of Land, Infrastructure and Transport that the mayor will not be able to do just as well.

Mayor Oh is also raising concerns about real estate price disclosures.



Earlier, Jeju-do and Seocho-gu offices held a press conference claiming that there are various problems in calculating the public housing price for apartments, and they are continuing the war with the Ministry of Land, Infrastructure and Transport.



First of all, the Ministry of Land, Infrastructure and Transport is actively refuting the earlier claims of Jeju and Seocho-gu that the official price calculation itself was wrong.



Rather, these local governments are not aware of the real estate price disclosure system or neglect the illegal use of accommodation facilities in houses.



For this reason, it is a general observation that even if the Seoul Metropolitan Government conducts a survey on the actual condition of the published prices and adds, there is little possibility that the Ministry of Land, Infrastructure, and Transport will ease its existing position and withdraw.



However, the official price of apartment houses has risen so much that concerns are high, and other government ministries and ruling parties have also come up with a rate control theory.



Accordingly, some observations are raised that the government is trying to revise or supplement the published price roadmap.



However, in November of last year, the government decided to raise the quoted price to 90% of the market price in the long term, and announced a roadmap suggesting ways to achieve targets by type.



Making an amendment as soon as the long-term planning roadmap comes out can be interpreted as acknowledging a policy failure and signifying a recession in real estate policy, so the government is very cautious.



However, the Ministry of Land, Infrastructure and Transport decided to reduce property taxes and health insurance premiums for low-cost housing so that the public would not experience difficulties due to the public price increase, and this year, it has implemented a reduction or exemption measure for houses with a public announcement price of 600 million won or less.



The Ministry of Land, Infrastructure and Transport and related ministries are considering a plan to adjust the range of houses subject to tax or construction fee reductions, taking into account the extent of the publicly announced price increase, etc. next year.



Some of Mayor Oh's real estate pledges include the development of four major areas in Seoul.



The contents of the complex development of the Changdong Station area in the northeastern region and the relocation of the Guro vehicle base to the southwestern region and attracting key functions are provided.



As for the Ministry of Land, Infrastructure and Transport, there is no reason to object if it is about expanding the supply of housing by developing areas where development in Seoul has been delayed.
