All the solutions are good to manage to sell your home.
The
home staging
is one.
It consists of staging the property in order to facilitate its sale.
Appeared in the 1970s in the United States, this concept has become systematic there.
About 80% of properties for sale across the Atlantic are
home staged
by real estate agents.
In France, the
home stager
appears as a hybrid consultant, halfway between interior designer, decorator and real estate agent, in this niche market launched in 2007-2008.
Real estate valuation, a French variation of the term, today represents less than 1% of sales for a few hundred
active
home stagers
.
But the profession is on the rise thanks, in particular, to Stéphane Plaza's program,
Maison à vente
, broadcast on M6 since 2007. However, it conveys an extravagant vision of the concept, far removed from practice.
A redevelopment and a few strokes of paint can make the difference in the presentation of a home for sale.

The reality of home staging
For image reasons, the chain's star real estate agent oscillates between the principles of
home staging
and a discount renovation.
The most striking example is PVC imitation parquet flooring, which is regularly used to cover old-fashioned tiles.
Conversely, the very foundation of
home staging
is actually to limit the work to a few strokes of sober paint, reserved for very damaged walls.
If we take the case of a rustic kitchen that has remained in its original state with floral wallpaper and formica furniture, it is better not to touch it but to provide a work estimate to potential buyers.
There is indeed no point in spending money on modern low-end products.
The strength of the concept lies rather in the enhancement of spaces, light and ease of movement.
So many elements that go first and foremost through a purification and harmonization of the premises.
As for the decoration, there is also a tip.
Cushions, bedding, rugs, side tables and even complete living room furniture can indeed be loaned or rented from the
home stager
until the sale, in order to create the unit so much sought after without having to invest in furniture that you don't need.
Affordable rates
On the price side, the diagnosis of needs alone costs around 300 euros, while the total service can reach between 2,500 and 4,000 euros.
This price, admittedly high, then includes an audit of the housing, its staging including any refreshing work, the loan of objects and a photo shoot by a professional to illustrate the sale announcement.
Thanks to partnerships forged with real estate agencies, this type of service can also be included in the fees.
While
home staging
does not allow you to sell above market prices, it greatly reduces the negotiating margin of potential buyers.
It is therefore the assurance of selling faster and at the right price.
While the majority of people leave their unsold property for many months before
hiring
a
home stager
, it makes more sense to clear your home from the start.
There will be as many more potential buyers and fewer visitors turned off.

Home staging tips
Tidy up: no extended laundry, clothes lying around, dirty dishes ...
Depersonalize: exit the walls of souvenir photos, the collections of stamps and various objects.
Avoid odors: outside cooking, incense or litter, which can inconvenience the buyer.
Declutter: remove accumulations of objects and free your small rooms from their furniture that is too large for an impression of space.
Take care of the finishes: a lopsided switch, a creaking door, a bare bulb or wallpaper shredded by the cat give a degraded image of the property.
