But towards the end of this year, the school district room in Haidian suddenly became hot, making him feel baffled.

  He said: "Generally speaking, winter is a low season for transactions, but this year is different. From about the end of November, the number of houses in the Haidian School District has increased significantly, and the transaction volume has increased significantly. Selling one set and selling one set is the same as looting. To be honest, we don’t understand why it’s hot, but this is how the market is."

  Zhongguancun No. 3 Primary School, Zhongguancun No. 1 Primary School, Zhongguancun No. 2 Primary School, Primary School Attached to Renmin University, and Experimental Primary School Attached to Renmin University of China are five first-class primary schools in Haidian District. In the past month, as long as the price is right and the owner sells it sincerely, small-sized houses can be sold within a few days or even a day or two.

  "Some time ago, there was a one-bedroom apartment with a size of more than 40 square meters. On the day it was listed, there were more than a dozen customers who wanted to see the house. It was confirmed that there were 8 groups of customers who wanted to buy, and they had to line up to make an appointment. Without knowing the house number, a client couldn't wait and asked the broker to look for it from house to house according to the same type of housing. In the end, the house was sold at a price increase of 100,000 yuan,” Tian Feng said.

  Wu Mengshu (pseudonym), who bought a house in the Haidian District School District in October this year, also told the Sino-Singapore Jingwei client that the market was already relatively hot at that time. As long as the price is right, the house can be sold in 2-3 days.

  During the visit, the China-Singapore Jingwei reporter found that in some popular communities, agents and house inspectors shuttle between several buildings from time to time.

In the two homes of Zhichunli and Southeast, the agent who keeps the keys will stay in the house, waiting for his colleagues to bring waves of customers to see the house.

  Although only some houses in Haidian District can be regarded as school district houses, the transaction volume in the whole district has indeed increased this year.

Data provided by Centaline Real Estate Data Research Center shows that, as of now, the transaction volume of second-hand housing in Haidian District has exceeded 2017 and 2019, and is lower than 2018.

In the third quarter of this year, a total of 5,816 second-hand houses were sold in Haidian District, which is the second highest number since 2017, second only to 5,848 in the third quarter of 2018.

The Sino-Singapore Jingwei client saw on a real estate trading website on the afternoon of December 26 that the platform had sold a total of 14 houses in Hummingbird Homes in the past 90 days, and there are currently 7 listed houses for sale.

Among these houses, 4 are one-bedroom units with a listing price of RMB 7.18-8.5 million, and 3 are two-bedroom units with a listing price of RMB 1199-14.6 million.

  Real estate agent Lu Yang (a pseudonym) introduced that the remaining units in the Hummingbird Homes Community either had a total price too high, or the owner did not plan to sell, and could actually sell even less.

She said: "Since April this year, the volume of transactions in the Wanliu area has increased. In November, the company sold a total of 103 units in the area. There are no houses now, and one set is more expensive than one set."

  With the increase in transaction volume and the decrease in housing listings, the prices of housing in some school districts in Haidian have increased.

The “List of Second-hand Housing Communities in Beijing” recently released by the Shell Research Institute shows that among the “ten districts with the strongest homeowners’ expectations in 2020,” Haidian District Shangdi Dongli, Southeast Community, Hummingbird Home, Wanquan New Home, The new starting point Jiayuan ranked 1-5, and the proportion of price-increasing houses reached 55%, 47%, 46%, 45%, and 43% respectively.

  The hot housing in the school district may also be related to the current epidemic.

Zhang Dawei said that many parents in Beijing plan to send their children to study abroad, and the international school in Beijing has been chosen for their children since childhood.

However, from the present perspective, it is still unknown when the global epidemic will end, and the risk of studying abroad increases. This part of the parents has switched to school district housing.
