In local metropolitan cities, 23 locations in 4 cities including Busan, Daegu, Gwangju and Ulsan have been newly designated as target areas for adjustment.



In the case of Busan, 9 locations including West, East, Yeongdo, Busanjin, Geumjeong, North, Gangseo, Sasang, and Saha-gu, 7 locations including Jung-dong, West, South, North, Dalseo-gu, Dalseo-gu and Dalseong-gun in Daegu, and east, west, and south in Gwangju. ·There are 5 places in North and Gwangsan-gu, and 2 in Ulsan, including Jung and Nam-gu.

In particular, in some regions, for the purpose of tax evasion, there is an abnormal phenomenon, such as the concentration of foreigners' purchase tax on low-priced housing with a publicly announced price of less than 100 million won.



An official from the Ministry of Land, Transport and Maritime Affairs said, "In overheated areas, the purchase of foreigners and additional purchases of multi-homed people are actively taking place," he said. "In some areas, such as Busan, there were complexes where the ratio of multi-homed purchases last month was 100%."



The designation of areas subject to adjustment and overheated dumping will take effect from midnight tonight (00:00 on the 18th).



With this new designation, there are 111 areas subject to adjustment and 49 areas that are overheated with speculation.



When designated as an area subject to adjustment, loan restrictions are applied, such as 50% for sections with a mortgage loan ratio (LTV) of 900 million won or less and 30% for sections exceeding 900 million won, and 50% of the total debt repayment ratio (DTI). I receive it.



In addition, taxes related to real estate, such as capital gains tax and comprehensive real estate tax, will be further strengthened, and subscriptions will be subject to various regulations, such as higher qualification requirements.



Meanwhile, the Ministry of Land, Infrastructure and Transport is conducting high-intensity actual transaction investigations and on-site crackdowns at brokerage offices in Changwon, Busan, Cheonan, Jeonju, Paju, and Ulsan, which have been designated as new regulatory areas.



To this end, the Ministry of Land, Infrastructure and Transport and related local governments will operate the'Joint Real Estate Market Inspection Team' consisting of about 100 people including special judicial police officers starting tomorrow (18th).
