Don't trick the signing of long-term contracts

Housing leasing companies must not use methods such as "high input and low output", "long income and short payment" to drive up the lease price, increase the risk of corporate capital breakage, and infringe upon the legitimate rights and interests of housing rights holders and tenants.

  Housing leasing companies shall not use fraud, coercion, format clauses, etc. to drive up the rent, or illegally trick the lessee into signing a long-term lease contract, or use format clauses to infringe on the legal rights of the lessee or aggravate the tenant’s obligations, or violate the lessee. Willing to sell other goods or services in a tie-in, and shall not conduct price collusion, fabricate and spread price increase information and other price violations.

The housing leasing enterprise shall strictly fulfill the agreement of the housing lease contract with the lessee, and shall not unilaterally increase the rent, arbitrarily deduct the deposit, shall not arbitrarily set up name and charge, shall not seek improper benefits through contract fraud, standard clauses, etc., and shall not force unilateral termination of the contract illegally.

Don't trick the use of rental consumer loans

  At the same time, housing leasing companies must not conceal, deceive, or force tenants to use housing rental consumption loans, and must not induce tenants to use housing rental consumption loans in the name of rent installment or rent concessions, and must not embed relevant content of housing rental consumption loans. Violent threats, intimidation, water and electricity or other violent means shall not be used to expel the tenant.

Where natural persons sublet more than 10 units (rooms) of housing, they shall go through the registration of market entities according to law.

Housing leasing enterprises shall strengthen the management of recruitment of employees.

Practitioners are strictly prohibited from undertaking housing leasing business in their own name.

  According to the requirements, housing leasing companies and their employees should strengthen the management of the release of housing information in accordance with regulations and be responsible for the authenticity and effectiveness of housing information.
