  In May of this year, Mr. Yao, a citizen of Kunming, published information on the lease of a 95-square-meter residence in Chunyuan Community, Xishan District, Kunming City on 58.com.

Later, a staff member who claimed to be a housing management company in Chongqing Yicheng found him through a phone number registered on 58.com.

  "I originally rented out for 1,500 yuan a month. This staff member said that he could help me rent out at a high price, but the rent can only be paid monthly, and there is a 45-day vacancy period for the house. From 1,500 yuan to 2,000 yuan for external renting, I think the conditions are good, so I promised to hand over the house to them." Mr. Yao said.

  The contract was signed and the house was handed over to this company. Mr. Yao got the deposit and the first month's rent. When it was time to collect the second month's rent, the company owner ran away.

  Later, Mr. Yao went to the tenant in private and learned that his house was actually rented to the tenant for 1,200 yuan a month, which was not the 2,000 yuan as originally stated.

Moreover, the company charged the tenants a one-year rent and a one-month deposit.

  "High-income and low-selling, isn't this obviously a set-up! I went to the police station to report the case and found out that there are more than 500 landlords like me in Kunming." Mr. Yao said.

  Not only the landlord, but also the tenants who rent through the hosting company, are even more anxious.

Citizen Miss Zhou said that at the end of last year, I rented a house through a real estate brokerage company, with a monthly rent of 1,300 yuan.

Ms. Zhou paid half a year's rent, deposit and service fee to the trustee company at one time.

However, what she didn't expect was that she had only moved in for a while, and the trouble came.

The hosting company suddenly ran away, and the real landlord did not receive the rent.

Nowadays, the landlord wants to take back the house, but he is forced to move out after paying the rent.

  For ordinary tenants, housing hosting companies can provide sufficient housing, relatively affordable prices, and standardized living conditions.

For the landlord, the advantage of handing over the house to the hosting company is that it is convenient and worry-free. "Lying down and collecting rent" looks really beautiful.

However, since last year, there have been endless news on the Internet about the runaway and loss of contact with housing hosting companies.

  "Under normal circumstances, the trusteeship company collects the house from the landlord at a price lower than the market price and rents it out after the price increase. On the one hand, it can earn the price difference and on the other hand it can earn a commission. This is a normal business without any criticism." Kunming Xin Mr. Zhang, Deputy Sales Manager of Asia Real Estate, revealed that there are chaos in the market.

Some hosting companies deliberately defrauded the money and directly received the house from the landlord at a high price, and then rented it to the tenant at a low price, but required the tenant to pay the rent for one year at a time, but actually paid the landlord only one month's rent.

There are also some hosting companies that receive the full amount of rent from clients for one year.

Once they had money, they would buy more houses outside, but because of the bad market conditions, the rental rate of houses was not high, so they ran away.

If the house is not operating well, the hosting company may not pay the rent to the landlord, and the impact can only be that the landlord proposes to cancel the contract.

The landlord was also very careful when signing the contract with the hosting company, and went to the on-site office site to sign the contract, but the company was still lost.
