According to the results of an analysis of the actual transaction price disclosure system by the Ministry of Land, Infrastructure and Transport by the real estate information provider, Economic Man Lab, 52 apartment complexes (excluding overlapping apartments) that were sold for more than 100 million won per 3.3 ㎡ until the day before this year were surveyed.



This is more than last year's number of 45 apartment complexes sold for more than 100 million won per 3.3㎡ in Seoul.



Compared to 2018 (19 locations), it has increased by 2.7 times.



This year, the apartment complex with the highest actual transaction price per 3.3㎡ was Gaepojugong 1 Complex (DH First I-Park), Gaepo-dong, Gangnam-gu, Seoul.



Gaepo Jugong Complex 1 was listed as a complex that was sold at the highest price per 3.3㎡ for the fourth year from 2017.



The area for exclusive use of this complex was 56.57m2, which was sold for 3,095 million won (4th floor) on March 4, and the price per 3.3m2 reached 18.86 million won.



The Gaepo Jugong Complex 1, which was under construction in June, and is undergoing reconstruction, was priced high because of the future value of receiving a wide housing type after moving in.



This apartment was sold in general for 47.5 million won per 3.3㎡ in July of this year, and all residential subscriptions were closed with an average competition rate of 22.9:1.



In addition to Gaepo Jugong Complex 1, Acro River Park in Banpo-dong, Seocho-gu (13893 million won per 3.3㎡, based on the highest price of the same complex), Raemian Daechi Palace in Daechi-dong, Gangnam-gu (137.77 million won), and Recenz in Jamsil-dong, Songpa-gu (100 million won) 37.34 million won), Raemian Firstige in Banpo-dong, Seocho-gu (13,358 million won), Trimaje (13,52 million won), Seongsu-dong 1-ga, Seongdong-gu, etc. It was found that it was sold for around 30 million won.

In particular, except for Gaepo Jugong Complex 1, transactions of complexes that were in the top 10 in the price per 3.3㎡ were made in June to August when the government's high-strength real estate regulation was introduced.



"Due to the government's high-intensity real estate regulation, multi-homeowners are increasingly focusing on'one smart house' with high residential preferences," said Oh Dae-yeol, head of the research team at Economic Man Lab.
