Rental law statistics for the Dubai Dispute Resolution Center, the judicial arm of the Dubai Land Department, showed that the second quarter of this year witnessed an increase in reconciliation requests by 252% compared to the first quarter of the same year.

According to these data, the second quarter recorded 1314 requests for reconciliation, compared to 373 requests in the first quarter.

Rental lawsuits

The data revealed that 6013 rental cases were registered in the second quarter, registering a decrease in the total cases by 23.8% compared to the first quarter of 2020. Cases were distributed in the second quarter by 1,506 (elementary) cases, 249 cases (appeals), and 1314 cases (reconciliation) , And 2274 cases varied between "execution", "petition" and "reviewing the case".

The first quarter witnessed the registration of 7895 rental cases, distributed between 2934 cases (primary), 844 cases (performance order), 3130 cases (execution), 508 lawsuits (appeal), 106 lawsuits and reconsideration of the case, and 373 cases (conciliation).

The head of the Center for Lease Dispute Resolution, Judge Abdel-Qader Moussa, said that the precautionary measures to confront the emerging corona virus (Covid 19) created a challenge for many parties, including the Center for Lease Dispute Resolution, in relation to intervention to solve problems between lessors and tenants.

He added that this prompted the center to devise ways to solve problems, without entering the stage of litigation, because the matter is no longer limited to receiving the complaint from the customer, but rather going to the tenants or owners of the owners of rental problems, and resolved.

He explained to «Emirates Today» that the center found great sympathy on the part of many landlords towards faltering tenants, due to the humanitarian circumstances that affected a number of them as a result of the pandemic, stressing that the increase in requests for reconciliation in this proportion is unprecedented in the history of the Center for the Settlement of Tenant Disputes.

Judge Moussa stressed that solidarity by all segments of society in this crisis is a societal behavior that we see permanently in the UAE, indicating that every company or institution in the state is required to do so in such circumstances.
