The government decided to consider ways to lift the Seoul Development Restricted Area (Green Belt) to expand housing supply.

As the city of Seoul still maintains its opposition, the key is how negotiations with the government and the city of Seoul progress.

The Ministry of Land, Infrastructure and Transport said today (15th) that it has formed a working group with the Ministry of Strategy and Finance and related ministries and local governments such as Seoul Metropolitan Government, Gyeonggi Province, and Incheon Metropolitan City.

The Working Group held its first meeting at the Seoul City Hall this afternoon, focusing on the operation of the planning team and new tasks for housing supply.

Minister of Land, Infrastructure and Transport Park Seon-ho took out the green belt release card at the remarks of today's meeting.

"We will seriously discuss various issues that have not been reviewed, such as the possibility of using green belts around the city along with the previously reviewed measures," Park said.

Among the green belts in Seoul, when the former Bogeumjari residential districts, such as Nagok-dong in Seocho-gu and Segok-dong in Gangnam-gu, were developed, the remaining land is being mentioned as a candidate for a new housing release.

However, Seoul City, which has been negative for the release of the green belt, has yet to bend its opposition, so it is a task to convince Seoul.

A senior Seoul city official said, "The meeting was decided not to mention the release of the green belt and was held open." When the Green Belt talks, the board is broken.

The Ministry of Land, Infrastructure and Transport decided to form a working group under the Working Group to expedite the existing agenda and uncover new tasks in order to expedite the detailed tasks of supply measures.

The government disclosed the measures to supply housing in the Seoul metropolitan area in the July 10 measures.

These include ▲ Improving city planning regulations for high-density urban development ▲ Raising the floor area ratio for the 3rd new city ▲ Discovering new residential areas such as idle sites around the city and national facilities in the city ▲ Promoting public redevelopment and reconstruction ▲ Utilizing vacant malls and offices in the city center.

Dense development in the downtown area is a way to increase the density, such as the floor area ratio of stations in the metropolitan area, and build public lease in the increased space to supply it to young people and single-person households.

In the new city of the third phase, plans are being made to increase the number of households in the new city by increasing the floor area ratio of 180~200%.

The Ministry of Land, Infrastructure and Transport plans to develop national commons such as Yongsan maintenance window, old Seongdong detention center, and Dongjak parking park through supply plans of 300,000 in the Seoul metropolitan area, and idle sites such as military offices in Daebang-dong, Gongneung-dong, rainwater pumping stations, and garages. We have prepared a complex development plan for public facilities.

In addition to this, the government and the city of Seoul are planning to actively search for a site where additional houses can be built.

Along with this, as the fact that Minister Kim Hyun-mi visited the Ministry of National Defense today is known, there are observations that new housing sites can be secured through the transfer of military facilities.

Previously, the government has been pursuing measures to develop military residences in Seoul and build them into housing sites.

Currently, the remaining military facilities in Seoul are the Naegok-dong Reserve Army Training Center and the military units near Eunpyeong New Town.

An official from the Ministry of Land, Infrastructure and Transport said, “We plan to review the prospective measures beyond the system that the central government and local governments have operated to expand the opportunities for homeowners in the metropolitan area to expand their housing opportunities and expand the supply of housing in the mid-to-long term. "We plan to materialize the improvements as soon as possible and to quickly coordinate the opinions among the agencies."
